Very convenient exit to the sea and the pool. Lovely beach, very friendly neighbours, clean environment, very save. There is a room to leave bicycles. Studios are very spacious, all kinds of equipment for a reasonable price. Gorgeous views.

Please note this is a review of the building/location overall - each unit is individually owned/managed so I will not comment here on our particular unit other than to say we rented a top floor studio apartment overlooking the ocean for 14 nights. The building is in an excellent location for exploring both Marigot (doable by foot) and the whole island (with a rental car). Marina Royale, the waterfront, and downtown Marigot are about a 5-10 minute walk away, with a couple good casual restaurants even closer. Unfortunately the Simply Market which was about a 2 minute walk recently closed, but the bigger SuperU is about a 5 minute drive away (and some smaller corner stores are within walking distance). Parking for rental cars is available in front of the Beach Hotel next door, and a gas station is less than a minute away. As we stayed on the ocean side, we did not hear any traffic noise from our unit. The little private beach is lovely - perfect for an afternoon sun or swim when we didn't feel like driving to a beach, and while regularly used, there were never more than a few other people on it at any given time. We didn't use the pool at all, but it looked clean. Cleanliness in building common areas was very good - we saw someone cleaning them daily. All the other residents/guests we encountered were very friendly. Our only complaint was that there was a good deal of construction going on in units all around ours while we were there, which created intermittent noise, odors in the hall, and temporary plumbing issues. This wasn't a big deal and obviously could happen anywhere but something to be aware of in a building with so many small units in close proximity. Still, we would certainly stay here again for a future trip to St Martin.

If your looking for a place to stay that is within walking distance to shops, restaurants and an island feel... This is it!! The condo building is gated with a private pool and a beautiful private sandy beach! Everyone is so friendly and willing to answer any tourist type questions:). It's a very clean building. I know that it looks like it might be a busy area since it's right on a busy street however, it actually isn't like that at all.

Stayed 7 wonderfull nights May 2015. The ocean view studio was perfect for us. Centrally located on the island and we were able to get anywhere in our rental car with in 20 minutes. The small beach is perfect for relaxing without traveling and crowds if you want to stay in. The beach plaza hotel is next door if you want drinks and food without driving and also lets you park your rental in their lot for better security. There is a handy grocery store 2 blocks away for any supplies you may need. The place is very secure as you need a key to access every door. Would not hesitate to rent here again.

We stayed in one of these studio apartments, Iguana Studio, and it was perfect for us, and the owners were so accommodating. We thought the building as a whole was adequately maintained, but it could definitely use fresh paint outside. The pool deck was under construction when we were there, but it would be a nice perk. Each unit is independently owned and different, so be careful. A bad review just means one condo out of many. The beach was beautiful and the view to die for! One reviewer recommended swimming on either side of the complex--there are coral and rocks in the water--my husband cut his foot on coral. It is very warm, so we used the air conditioner afternoons and evening. Mosquitos come in after dusk, so doors need to be closed. Bring effective repellent to the islands, as there are several viruses mosquitos carry--chikagunya, which I got in St. Martin or British Virgin Islands, and Dengue Fever.

We rented a pool view studio (#7) for 11 nights in Feb-March. The beach area was clean & quiet, great for watching the sunsets. We found the snorkeling out front as good as other beaches we visited. The room itself was compact & clean with everything we needed. Only concern was the mattress was very thin & needs to be replaced. the property is very close to a good sized grocery store & easy walking distance to the shops & restaurants at the marina. Titi, the rental agent was very friendly & helpful. I would recommend an ocean view condo if you can afford it. There is a fair bit of street noise that prevented us from keeping the patio doors open.

This place was great. I was unsure if we should get a beachfront apt due to safety concerns, but Titi recommended we rent that unit (131) and I'm so glad she did. I felt totally fine with a place opening right up to the beach, and it helped with meeting the lovely people staying around us. Snorkeling at either side of the beach was surprisingly nice (as long as the sea wasn't too rough.) Simply Market down the street has pretty much everything you'd ever need to cook at home (just don't go there from fresh fish. I think it's flown in from France so it was ridiculously expensive.) We also got around great on foot and by public bus, but I realize that is not for everyone. If you're that sort of traveller, it's totally doable, though! Personally, I wouldn't want to stay here in a unit that does not at least have a view of the beach. If you're curious about available units, just google around until you find Titi's site. She, by the way, is marvelous and will help you with whatever you need. Oh and at least where we were, WIFI was perfect, and I saw maybe one bug over the course of the whole week.

It all started with research for finding a destination with a combination of genuine and non touristic feeling in the Carribean. When I happened to see the site of Anse des Sables, I sent a spontaneous request to see if they had any studios available. Not long after, I received an answer from the coordinatrice of the Residence, Titi, and that was what actually caught my attention. It was obvious that client service was one of their absolute strengths. Titi helped me find a perfect studio to rent and in February I spent two unforgettable weeks in paradise. I experience hors back riding, dolphin swimming (in Anguilla), heart-breaking views, fantastic beaches with white soft sand, diving courses, dinners at the terrace listening to the waves, the most friendly local habitants, shopping in Marigot etc etc. I even tried to change my return ticket to stay longer... I definitely recommend this residence for everyone searching a top quality experience in paradise! @Titi: million thanks!!

Ce Studio ..126 est rénové a neuf.Tres moderne la vue de la mer est a couper le souffle.Le probleme c est quil est situé dans une résidence qui n est pas entretenue.Le décord du batiment est usé et vieillissant et nous avons eu la visite de Blatte Germanique.(Coquerelle).au moin 70 par jours.Le proprio a tenté bien que mal de nous débarrasser de ces insectes mais en vain....Le batiment en contient probablement beaucoup dans ces murs...Dommage car la vue de la mer était extraordinaire. This Studio ...126 has been well renovated.It is modern style and the oceanview will leave you breathless cause its so beautiful.The environnement is poor and decayed.It is getting old and needs upgrading.We had Bugs.Roaches.The owner tried with some chemical to destroyed theses roaches but we had them every night and about 70 small and mature ones.The building is probably infested with theses bugs..So bad the oceanview was amazing.

We say the pictures, emailed with the owner...thought it would be great. IT WAS TERRIBLE. As we entered the building, there were holes in the ceiling and peeling paint on the walls and ceiling. A smell of sewage permeated the hall way. Our room had a dirty refrigerator, mold on the bathroom ceiling, dirty towels on the floor, no pillow cases. The door to our small terrace did not have a lock, but a board stuck in the track to keep it closed. The rental agent, who barely spoke english had us sign a check in sheet to prove she showed it to us. Our big mistake was paying in full before we got there. Luckily we paid the owner thru Pay Pal. I used AMEX. The agent no sooner left, and my wife and i looked at each other and said we cannot stay here. I immediatly emailed the owner and rental agent and asked for refund. she refused. I did a dispute thru AMEX, sending them the details and photos. they got my money back. I will say that the units there are independantly owned. I am just writeing to say BEWARE. Use a credit card if you rent. not cash, not cash transfer which is what she tried to get me to do. Also the beach, once in the water..its all rocks...not a very nice beach. We wound up staying at the 5 star hotel down the street for 2 nights till we found something else on Orient Beach. BEWARE...also she promised wi fi..said i could pick it up from the hotel next door....WRONG...you needed a password that she did not supply
