Don't listen to any negative reviews from before Howard Johnson took over, this place is excellent. The owner is very personable and very willing to please, and that makes all the difference. I was at the Sutton Park for one night (now it's a HoJo - but I highly doubt they've had time to fully update it, note the lack of photos on their site). This hotel has recently become a Howard Johnston. The owner is very friendly and willing to make your visit more comfotable if he can, the atmosphere is very laid back. Our bedroom was of average size with brand new pillow top beds and the room was completed with black out curtains which worked for us travelling with 2 young children.... More

By far the biggest rip-off ever. Very dirty, stained linens and covers, and a smelly and old bed mattress. Entire room smelled very bad, and the bathroom was in need of repair!!! I was with 2 colleagues on business. We originally were planning on staying here for one week and moving to another hotel. We liked the place so much that we decided to stay at Sutton Park Inn. The worst hotel we have ever stayed in, someones underwear hanging off the bathroom door, mould smell in room, dirty, dark. would not recommend this hotel to anyone. More

This place is now the Sutton Park Inn. It's tired and run down. I payed extra for so called "renovated" rooms. The hallway to the rooms was dark and poorly lit. First of all...don't be fooled by the pics on the site, the rooms are dirty, outdated and just plain disgusting. Upon check-in the place seemed nice...friendly staff had a dinning room everything looked good, we took the key and proceeded to our room. The Kincardine Howard Johnsons has done many upgrades it seems from the last time I stayed there. The rooms are better, cleaner and the staff friendly. This is still a work in progress, as they are continuing to upgarde other rooms. Good stay, good people, good prices. More
