Stayed here four times in three years. Lovely place, nice owners, beautiful breakfast!!! Yum! In the heart of the village with easy access to shops. Very much recommended. More

Organic eggs for breakfast! Friendly family run place with loads of local knowledge and nothing too much trouble. My friend and myself had out first visit to Cubria and what a start!! Couldn't have asked for a more comfortable billet and would go again in a minute. Stayed in the annexe but i feel it doesn't matter where you stay... More

This is a very interesting house with a fantastic history but unfortunately it seems neglected to some degree by its owners.Upstairs is fine apart from the windows which do not shut which from a security and safety viewpoint is concerning, downstairs the bathroom particularly needs some attention.............painting would help and please change the filthy blinds on the door. The kitchen is... More

Although the woman who runs this place is very nice it can't make up for the ancient furnishings and dumpy rooms. Breakfast was nice and that is the only positive comment I can make. They could throw away all of the furniture and go to the thrift store and buy more and it would be an improvement. The thrift store... More

I'll start with the positives. It is reasonably clean and is located in the centre of Hawkshead within staggering distance of 4 good pubs. Unfortunately, the website only gives a photo of the lounge with logfire, which is soft focus and looks rather quaint. What is does not show is that on closer inspection the furniture and fabric of the... More

We stayed at the B and B for four nights. it was a last minute forced yupon us due to our original hotel which we booked back in March 2010. being closed and with a To Let sign outside. So we walked up the main street and found Ann Tysons and what a find we had the room which is... More

Over the New Year we stayed at Ann Tysons for the third time in Room 6 which was nice, clean and comfortable and suits us perfectly.Having read a couple of negative reviews I think people need to realise that this is a very old house and its charrm lies in the fact it fits into the historic village of Hawkshead as... My husband and daughter booked two nights here for a surprise for my 40th birthday. We had stayed here before and couldn't fault the place. We stayed in room number 4 which is sort of next door so it was nice and quiet. The breakfast is the best ever and John was just the best host! This family run guest... More

We stayed here for 1 night , the room was very dated , but very nice breakfast. The shower dribbled out water and the carpet was in need of a clean. Just ok for 1 night ,but would not stay longer More
