Recent reviews worried me slightly, but we enjoyed our stay. Stayed in room 404 and no issues with either cleanliness of room or hot water. If I were being picky, fixtures and fittings could have been better polished and area around and under fridge had not been dusted, but overall impression good. This hotel it showing its age. The celing in my room had mold on it as well as cracks. The room didn't have a good finish. The carpet in my room was unclean and in the hall was thread bearn. I paid £75 for one night stay with breakfast included. I will not be back in a rush! More

Room I was in is in need of major refurbishment, bed lumpy, pillow a flat and not comfortable, noisy room and tram works disturbing hotel guests. The bathroom was disgusting with the fan sounding as though it was going to come off the wall and the shower curtain looked as though it had mould. I would not recommend this hotel. More

It's scruffy and things are not quite right. The wi-fi is hit and miss. Awkward layout. But all of this is easily resolved by paying twice as much elsewhere. The Royal British Hotel is a low price place in the centre of town. My room was 122 and it was fine, I got what I paid for and was satisfied.... More

We stayed at this hotel on 28th April,2012. On checking in we were given keys to room 108. We entered room 108 and found it was already occupied. I enjoyed my stay with pleasant staff, good service, reasonable price and wonderfully situated. All this is great and certainly in our room on the 4th floor it had all been recently refurbished and looked immaculate even if, arguably, the decor was too dark and overbearing for a relatively small room. Stayed here for one night with friends in April. The hotel itself is in a great location, situated on Princes Street and is directly opposite the escalator at the Waverley Steps which lead from Waverley Station. Just back from a few days in Edinburgh although this hotel is situated in a great central area for all shops bars and railways it is in great need of a renovation as there are drafts blowing in all the windows which all rattle the cleaners if any aren't doing a very good job the place is filthy from top... I stayed at the Royal British Hotel in Ediburgh over the Easter weekend 2012. This was not our first choice, there were 6 men on the trip up to watch rugby, and we were unable to book into our normal hotels as it was Easter. So we took a punt on this hotel, and were very pleased we did so.... More
