It's clean, with great views, and very friendly staff.
however, as a 5 star hotel, the facilities are bit old and not up-to-date.

The rooms are a good size and the view to the north is great. The decor is appropriately nice for the room rate. Food is great quality (very expensive though) and it's nice to be able to walk out to the Festival Centre area. A short walk to Leigh street provides a small number of very good eateries.
