Very friendly owner, cosy small hotel in a perfect location to explore Bangkok. We had a room with bathroom and huge bed. All was basic but very comfortable. Although the rooms were not exactly amazing, it was the excellent service and serene atmosphere that earned the stars for us. Theo was very friendly, and always willing to help. Friendly and helpful staff, close proximity to the river ferry and quiet location made this a good choice for a couple of nights in Bangkok. If you're tired of plastic hotels or hostels, Baan Tepa is the place for you. It simply feels like home, and Theo really goes the extra mile for his guests. He literally did that for me when I had a little trouble finding his house - he just dropped everything, and came after me!

Agree with all Of the other reviews...this place is a little away from the action which we found to be a plus in Bangkok. Still close enough to major sites via cab or ferry. Have stayed here two years in a row and will be back again. Clean, comfortable and Theo will take great care of you. Many different types of rooms some with showers and some showers down the hall Ubuntu it's no big deal. Quiet Soi 9 and close to bus 13 which will take you ever where.
