Tucked away down a side street with a few basic “shops” the hotel has reasonable size rooms but no balconies. The first floor ( one up from ground) has a terrace with views where you can smoke. A small quirky eco (salted water) pool with a couple of loungers on the ground floor. Unfortunately no room safes above ground floor but the staff are vigilant. Rooms are large with a more than adequate en-suite. A comfortable and good value hotel. TheThe location is 140 meter from an original moat from the first city built a few hundred years ago and in an excellent position for exploring. Several quirky bars nearby. Alien, Anniversary and for those who like to go to locals bars Tip-Top run by Tip. Her and her pals are so welcoming we spent two hilarious late nights there and couldn’t have been made more welcome.

The room was very spacious with all the amenities we needed for our short stay, reception desk are friendly and on hand to help with anything you need. The pool is a lovely bonus especially in the hot weather! Clean, safe and comfy hotel that is a 10 minute walk from Chiang Mai Gate. I will be staying here on my next visit to Chiang Mai.

Came to the hotel and negotiated a 5 night stay for 5000 baht - 1000 a night. Upon checkout the front desk charged 5500 instead, not taking responsibility for the error. Gave them a chance to make amends but they refused. My advice: get any price quotes in writing. Lousy WiFi as well.

This hotel is located outside the old town - just under 10 mins away. The street is quiet but actually has two bakeries, a bar and small food shops. This side of the city seemed a bit quieter which we didn’t mind. It was easy to get everywhere by tuk tuk (usual rate 150 THB). Our room was on the top floor (3rd) and had a nice view. There is no elevator but the girl at the reception was eager to help with the luggage. We didn’t end up using the swimming pool but it looked nice and clean. The staff was very friendly. We had our elephant park experience pre-booked but they still helped when we needed to call and double check the booking etc. The room was spacious and had everything one needs. The hotel offered some bread and fruit for breakfast but I recommend the Baan Bakery close by. Definitely recommend this hotel for exploring Chiang Mai.

I stayed here for a week whilst I did a course. The place is very quiet. I didn’t see any other guests during my stay. The rooms are clean and well presented. The only annoyance I had was that the shower head was vertical so you couldn’t use too much pressure without flooding. Lovely hotel, well priced and located.

Stayed here for 3 nights at one of the rooms by the pool. The room was large and clean. The bathroom had an elevated tub which did make a water mess but there was a drain on the floor so figured it was expected. The reception area spoke okay English. I would recommend booking your own tours beforehand or with another hotel. I had emailed the hotel before our arrival and asked about tours they stated they would recommend options when we arrived but when we arrived they just pointed us to a corner of brochures. So if you expect some help in planning a tour I wouldn't rely on reception. Otherwise the free toast and fruit was delicious, area was safe there are stray dogs but that's everywhere. There is a laundry service a few houses down which is cheap. Hotel is walked distance to walled city and main road. Would stay here again.

I was very lucky i found this hotel in a very competible price through agoda.. The room is very clean also the bathroom..The pool is too small but ok for chilling after a hot day.. Just have in mind 2 beds inly.. I love Wualai area and its options.. A free very basic breakfast is also provided..For the price i found this hotel very good..

Nicely located a short stroll from the southern gate of Old Chiang Mai and nestled among traditional soi's and alleyways. A light continental breakfast is provided, concierge at front desk will answer questions and help arrange tours. The small pool is very cold and refreshing.

We had stayed in Chiang Mai a few years ago, right next to Thapae Gate and fancied somewhere different and away from the bustle of the city this time. Baan Ratchiangsaen seemed to tick our criteria nicely. It is located about 5mins walk down a Soi(lane) off the lower moat road and is in an area offering different sorts of lodging, eating houses, cafes, bakeries together with small shops catering to tourists and locals alike. The hotel/guesthouse is easily found although many tuk-tuk and taxi drivers may find it new to them as it has only been there a year or so. It has 16 rooms on three floors, all facing south with the better rooms on the second and third floors. Our room was quite large with good bed and a large window overlooking a piece of scrub land. None of the rooms had any sort of outlook. The bottom four rooms all bordered the small swimming pool and are the noisiest. Housekeeping was fine and the room was generally OK except for the bathroom. No hot water from the tap in the sink! Just tepid water! The shower was good but quickly turned the "wet room" area into a flood plain! Remove the little grate over the waste water outlet and problem solved! Small seating area close to the reception provided somewhere to eat your complimentary breakfast - minimal at best - just tea, coffee and toast with a bit of marmalade. Plenty of eating places for a decent breakfast just yards away up or down the soi though. Staff are fine although the chap Nam takes a bit if getting used to but when you get used to him, and him to you, he is fine. They are helpful and do their best. All in all, a reasonable place but could be better. Recommended? Yes, but we would not stay there again preferring somewhere with better breakfasts, maybe?

I really don't know where all the good reviews are coming from, my stay was hardly relaxing. The main problem I have encountered is that my room was facing a noisy street, full of cars and motorcycles from early morning. Spending six nights in this kind of environment was definitely not a great experience. When asking the reception lady if it would be possible to change room to a quieter one, she just replied that they are fully booked and that I should be happy that I don't need to shift rooms during my stay, as some guest have to do that due to the fact that the hotel is full. There is also a local bar close to the hotel with music and people shouting till late, while during early morning you get woken up if not by the motorcycles, then by a noisy rooster. The view from the room is essentially going straight onto a pile of electricity cables, nothing to rave about, like some people did in other reviews. Wifi did not work at all. My phone could not connect to the wifi network in my room and once connected when outside, the apps were simply not loading. It cost me a fair amount of money due to mobile data charges over the six days I stayed there. Breakfast is poor. The hotel only serves toast with marmalade, fresh fruits and coffee. More of a hostel quality breakfast really. Also, no tea. I had to bring one from my room. Location is mediocre. It is close to the old city but far (25 mins walk) from the night markets and night life. Nearest 7-11 is 10 minutes walk away. The bed is comfortable but pillows are not. They feel like cheap supermarket pillows. Bulb at the entrance to the room did not work for the whole stay and has not been changed. To top it up, there was no soap tray in the bathroom so I left the soap inside a sink, only to come back every day to see the soap being put by the housekeeping on a piece of toilet paper. Needless to say, each day I had to take time to peel the by-then wet tissue off the soap in order to use it again.
