If you want stay in the center of Tehran, near the Bazzar, near Metro, but in quiet place, this hotel is for you. Very clean, with aircondition. Our driver took a while to find our hotel while wandering through streets of this middle/lower-middle class neighbourhood which was very quiet at this hour of night. I stayed at Khayyam for 6 nights. Hotel is very simple and a bit dated, but it has all the basics one would need. Room was clean, had a fridge to keep my drinking water cool, Air con (although controlled by reception staff and most nights switched off by 11pm), a western toilet, a good enough shower, a working phone... Hotel has excellent location, close to Golestan palace, N.Museum, but in quite alley.Rooms are not luxurios but decent and clean. Staff is very kind and helpful . Manager can help in organizing transportations to e.g. Alamut castle or Takhte Soleiman....or Damavand..He is the reliable source of any information re Tehran and around. More

Free wifi available and also in the room. Reasonable price in downtown. The manager was really really helpful. He organized to bring my cellphone back when I forgot one in the Taxi. More

The hotel is near the Amir Kabir street, you can spend about 40USD to get here from IKA. It is also near the metro station, the traffic is convinient. The room is clean and has the basic function. Wifi is available and free, Room clean is done every day. Clerk is helpful and kind. It is close to metro line 1 and line 2. Bed and bathroom is good. Air conditioning is ok when summer. Can provide air ticket service. Can provide Iran trip information here. More

Well, the hotel is situated in a central area of Tehran. But it is very basic. Those who have got used to european standarts are gonna be shocked.
