Room are clean & comfortable....Area is well kept & quiet. Pool & Hot Tub are clean. Located on main street in Santa Barbara. Easy access to any part of the city. Have stay there a number of times & will again upon my return

Have not been back to the Pepper Tree in a couple decades. Went back for old-times sake and as pleasantly surprised. Courteous and helpful staff, Cindy in particular. The location of this hotels is great, the surrounding areas have lots of food and shopping and all within walking distance. One can have all kinds of food ..chinese, western, macdonalds, carl junior, pandera bread, etc and there is even a church opposite the hotel. Stayed here 2 nights travelling up the coast from LA to SF. Santa Barabara is a beautiful place to stop off and this hotel is away from the centre so it was quiet and peaceful. We recently got back from 2 nights stat during long weekebd and we throughly enjoyed Santa Barbara. The hotel is lil far from the downtown and hence not the best place to stay in terms of the locations. On my next trip I would pay more to stay right next to the sterns wharf or downtown state street.

The simple perks that really matter,,,we found fruits, candies, cookies and bottled water in the room. At the front office, there's coffee, more fruits and ice cold lemon water. I loved that you can sit and relax outside your room which is overlooking the pool. I would give them a perfect score except the wifi was very weak.
