I booked this place a few weeks ago because I was looking for a weekend get away that wouldn’t break the bank. The location is good. Walking distance to kennebunkport and the owner offers beach passes. The house was old and needs an update - the bed was so hard - that was the worst part. No wifi or tv. And we realized when we came back to the room at night that we had no toilet paper. Owner was nice but a little odd. The second morning we came down for breakfast and said she wouldn’t be serving breakfast. Took a small amount off our bill. This is the first place I have ever stayed that I would never go back to.

The Innkeeper Carolyn is a very nice, welcoming hostess. She made a nice breakfast bake for our morning meal. This is a rather worn older home that could use some updating and nice smelling potpourri. When you enter the stairway to go up to your room, it is very musty smelling and the carpet needs replaced. The room was small and the bathroom was miniscule. My husband and I are small folks and this bathroom was barely big enough to turn around in. Maybe some TLC is in order.

We've stayed at Lake Brook for years when we visit the Kennebunks. The location is so convenient. We love being able to walk to the Port, shops and restaurants and having quick driving or biking access to the beach. Breakfast always delicious and a fun visit with Carolyn and other guests. An excellent option for a clean and comfortable stay at a reasonable price.

The area is really lovely.The beach is one mile and Kennebunkport is walking distance about one half mile. The breakfast that Carolyn makes is delicious and is a full breakfast.There are many areas to walk to and plenty of sight seeing.Carolyn is very knowledgeable about the area and offers helpful suggestions about area restaurants and activities.

My husband and I have stayed here for at least 15 years. It's lovely, Carolyn is just a delight. Always a smile, she absolutely invites you into her Inn as a long time friend. The breakfast is delicious, and she is very accommodating. The rooms are cozy and extremely clean, If you would like the sweet ambiance of a true "Bed and Breakfast", and want to be within walking distance of the lovely center of Kennebunkport, this is the place to stay.

Charming and wonderful innkeeper, Carolyn, made this stay a delight. The room was clean and comfortable and the breakfast was delicious. Carolyn was extremely helpful with suggestions for dinner and with local information.

Lake Brook B&B offers privacy, calmness, beautiful views. Apple trees, lovely bountiful gardens, and turn of the century charm deepen the majesty of this B&B. Carolyn, the gracious and accommodating innkeeper makes fresh breakfasts with bold coffee to start your day, engaging you with cheerful conversation. This is my third stay, and I would consider no other place in visiting the Kennebunks. Located in the lower village of Kennebunk, parking is plentiful at the B&B. It is a short walk to Dock Square, the crown jewel of Kennebunkport.

Just what was needed at the end of many miles. Restful, peaceful, charming host - Carolyn - comfortable accommodation. She was also very helpful with places to visit nearby, restaurants, etc. Next time we are in the area, no doubt we'll be calling ahead to Lake Brook B & B

I found my stay at the Lake Brook to be very enjoyable. Carolyn, my host was lovely and accommodating and ensured that my stay was comfortable and enjoyable. Breakfast was lovely and consisted of fresh fruit, juice, a good cup of coffee, hearty sourdough toast and a delicious baked omelet made. The price is more than reasonable and I was a short .5 mile walk from downtown Kennebunkport. When I come back this way, I'll certainly check for vacancies here first.

Conviently located, our host Carolyn was very helpful and checked what types of food we did not like (she changed the menu to accomodate us), we found our room a typical, comfortable B&B place to stay.
