Just as described in all the reviews we considered before booking. Extremely clean and well-maintained. The father-daughter team at check-in were very friendly and helpful. They even had menus from several of the restaurants in town. Provided a great map of downtown and gave us several suggestions of places to visit. Very relaxing, unbelievably beautiful view. Absolutely no complaints here!

Stopped here one night on our Cape Ann trip. Very well kept grounds, helpful staff. The room was large and clean. Good size bathroom area. All the rooms have the water view, with balconies. Coffee maker and fridge in the room. My only complaint was that the balconies are all connected, and although you are not supposed to use them as a walkway to get to your room from outside, many people do. Therefore if you do not have your curtains closed all the time people may be peeking in. The hotel does try to control this, but it happens. No breakfast included, but there is a small restaurant on site that does serve it at a reasonable price. Pool area was well kept and clean with towels available right there. The ocean is across the street but there is no beach there, just rocky shore. Good location about 10 minutes drive from Rockport. A little on the price side compared to others.

Room tip: Get a midlevel or top floor room. The first floor is actually a little below grade.

We visited this ocean front motel in early October (off season). We got a great nightly quote and decided to stay 2 nights and got an even better deal. The room was really clean and every room has an ocean view. We stayed on a ground level room and we had a front and back door, front door opens up to a small patio area w/ two chairs and a table for relaxing to the ocean waves. The road out front was a little busy, but the view of the rocky shore line and twin lighthouses more than makes up for it. We even walked across the street and went looking for seashells and unique debris from the storm the night before. The room provides a nice sized fridge, would be nice to have a microwave. Staff was really nice and was quick to point out area attractions and restaurants. Choc chip cookies and fruit infused water nightly in the lobby. Breakfast available in connected restaurant, we brought our own muffins and enjoyed the Starbucks coffee provided in the room. Would definitely stay here again.

I would definitely recommend staying here while on Cape Ann. The view is perfect, the rooms are spotless, the bed is extremely comfortable. So many seaside lodgings give you minimal satisfaction because I guess they figure you are getting the view, what else do you want. But Atlantis really does Mother Nature proud. Not only are the sight/sound of the waves on the rocky shore stunning, but they can be enjoyed from both inside and outside the room, since there is a big picture window right behind the balcony. Even rain doesn't spoil your stay. Please note that this is a motel--you enter the room from outside, not from the lobby. Best of all, there are little semi-walls separating the balconies from one another, so if you don't want to see your neighbors, you don't have to. Breakfast is not included in the price, but there's a really nice cafe to buy breakfast in, also with great views. The management takes obvious pride in its inn; if you have any issues or concerns, they will be addressed in a fair and professional way. Do ask for a second floor room--you won't be sorry.

Room tip: Take the stairs to a second floor room--the view is great. If you go in summer, be aware that some of the rooms overlook the pool, which means that the people in the lounge chairs at poolside can look up and see you on your balcony, and you can see/hear them.

The Atlantis is a hidden gem on the peninsula at East Gloucester in MA. The staff are friendly and helpful, the rooms are large, tastefully decorated and well appointed and the view over the Atantic is second to none. We looked at other waterside inns but this is the one we liked best. It is in an ideal position less than an hour from Boston and in easy reach of Rockport, Manchester by Sea and Essex. All the rooms are nice but the top floor, which is more expensive, is worth the extra!

Room tip: Top floor rooms are best.
