We wanted to save a little money so we booked this place - worst mistake ever. We received a two bedroom room - in total, there are about 8 rooms in the whole building and, from what I could find, one communal bathroom (for me this is a big no-no as everyone has different standards of cleanliness, and you can imagine what the bathroom may have looked like at the end of the day if no one cleans it). The bed that I had had a big dip in the middle of the mattress, making it very uncomfortable to sleep on.

Additionally, one day we left in the morning to see the city; when we returned at 4pm, our room smelled as though it had been freshly painted. We went to complain and were told by the man who was painting that he was instructed to paint, and that's exactly what we had done. As guests, we had received no warning that someone would be painting our room, and no one had bothered to open the window to air out the room. On top of that, when we asked if there was a possibility to switch rooms if the paint smell did not go away, we were told, plainly, no.

For me I had such a bad experience staying at this B&B and experienced such poor customer service, even to the point of not caring, that I strongly advise anyone of staying here, even for just one night.

Room was clean, beds were very comfortable and a good sleep, bathroom was a bit small. For the price I couldn't complaint really. Walking in the door it smelt really good.
Would stay again and I would recommend to friends and family.

Hello!
I was very upset that, before my arrival at the same guest house, they did not change the bed in my reserved room. I myself looked at the whole bed, which was dirty. You must pay damages. Because this dirty opstel can be harmful to health, but it’s very good that it took protective sheets and anti-bacterial soap with it! And I was also very surprised that one pregnant employee works hard for you. And why else your other employees will not help her work ??? Shame on you?

When I arrived to Edinburgh I got a phone call from the man who owns the property. As advertised on tripadvisor, we were allowed to store luggage until check in. However, he called and said that wasn't possible because of theft issues in the past. My room did not look at all like the pictures. It was dirty - the sink hadn't been cleaned and there was a needle I found sticking up out of the carpet. I paid extra for a double bed, however it was two twin beds pushed together... that were different heights. I wasn't at all comfortable and didn't feel totally safe. Not to mention I never ever saw anyone who worked there. I only heard someone my last night when I had to be up at 3am to catch a cab and he was downstairs whistling and slamming doors at midnight.

We booked months ago 8 middle aged blokes going kayaking (all kayak coaches) to have weekend doing what we do. No issues when we booked it. Took out money paid n full easy. Day before we were due to arrive we had a email saying they had a issue with a stag party we told them and reassured them. We are not a stag party and just family men wanting a couple of days kayaking . They had said don’t worry we have a little apartment down the toad to use. So we agreed. They charged us another £200 deposit On arrival .the full breakfast we all had ordered for the weekend was given to us. 2 packs of bacon and a loaf of bread and two tins of beans ... got to the apartment it was a such a let down . Dirty washing from previous people dirty floors the bathroom is damp, wet and cracked tiles on the floor and walls. The tv didn’t work so no watching the football .the whole place is disgusting. Actual bodily fluids left in bed in one room just with sheet over it . And then a double bed been put in the front room . The whole place was dirty and unkept . The fire door into one room handle didn’t work if it had closed we would not of been able to get out. Major complaint made and they agreed with us . Such a rip off .
