From our experience, this hotel was able to offer us quiet time(lounge/reading area,plenty of social interaction with the other guests/staff (entertainment and dining)Also we found we were able to venture out independently rather than excursions. The location of the hotel was perfect as it was close to the taxi stand and the buses stopped directly outside. What we also found breathtaking were the early morning walks around the nearby lake as the gym was full at this time. The beach area was sizeable with enough space for volley ball,sun bathing,watersports and swimming. We tried using the pool by the spa but this was very cold, there were other pools to use but in reality we much prefer the beach life.At the time of visit there was a fun looking kids club so you could leave the children and not worry. The indoor bar lounge area was large so no need to feel cramped, the only downside was the poor division or demarkation between smoking and non-smoking areas in the outdoor lounge.
The food choices were good but the tastes were dissapointing, I mentioned this to the head chef through the guess relation and the reasons were explained to us very well and made sense.At all meal times there was an ample supply of fresh fruit such as melon, oranges and grapes The management even spoke to us on several occasions as we had mentioned a few problems with the room and minibar which was not limited to our room.The availability of snacks and hot drinks were not a problem,overall cleanliness of the hotel was good. We requested extra towels and bedding which were made available without any hassle bedding and linen was changed daily with no issues.The hotel had a real feeling of community and sense of belongong, that's one of the reasons we would return to this hotel and would recommend to friends and families. If the price is right we would visit again for sure.
The outdoor BBQ A la Carte needs to be improved, the BBQ grills seem dated and unsafe, surprisingly we the guess were doing the actual cooking which was interesting and fun, no one was poisoned.This resort also offered at the time the late checkout option which we utilised. The grounds maintenance and landscaping was colourful with different plants and vegetation, well thought out.
This hotel has something for everyone with a decent standard!

We stopped here early October and don't have a bad word to say about the hotel. The staff were all great, entertainment team brilliant (too many to name but Freddie loved Mika) My son is nearly 4 and they accommodated for him to do every activity. The food was great, snack bar had more choice than any we have stayed at, and a la carte was great. DIY BBQ was a nice touch and the taverna was lovely. Hassan great and saved us beds once he knew where we liked to lay. The gym is good, beach looked nice and the different ice creams were a great touch. The night time was great for kids, hope some of the staff are still there in the future as we will go back again at some point. If you have babies weening they even have blended food in the kids area and puree pots for you to take out, my daughter has never eaten so much! Booked a private transfer for £60 and it saved us a couple of hours messing about (from reading the bus reviews) so recommend doing that if you can.

We stayed as a family group between the 16th & 23rd October and were lucky to have great weather. My family is mum, dad & 3 young kids. The hotel is lovely, clean and the majority of staff very helpful.

The rooms are excellent, very spacious and well appointed………..but, the air con is non-existent. We found this problematic when getting ready in the evening (and it was the end of October!) If the air con was better, the room would’ve been perfect.

The hotel is very nice, the pools are great and plenty of sun loungers. The slides for the kids were open from 10am -12noon and then 2pm – 5pm and there was always a lifeguard on duty.

The food in the restaurant was excellent, with all the usual offerings. Freshly cooked omelettes, pancakes, etc. at breakfast. Show cooking and carvery’s in the evening. The service however was sporadic. One night great, the next very poor. Some of the waiting staff let down their colleagues in the kitchen, but that’s a personal opinion. The coffee & juice machines at breakfast were ok, but some mornings ran out of coffee/juice and weren’t refilled very quickly.

First choice holidays sell this hotel as serving “selected international branded drinks”. The only one we could get was Havana Club rum (as I’ve excluded Efes). This was disappointing. There was also no “drinks list” at any bar. Again, some of the bar staff seemed fed up at work, despite trying to briefly chat to them.

The gym was ok and opened at 7:30am daily. We got a taxi into Side town and it was about £8 and took ten minutes or so. The area outside the Kaya Side Hotel doesn’t have much going on, though there is a lake with a path 2.5km path around it. **Note to buggy users** - one side of the lake is a track, which is bumpy in sections. At the far end is a small arch bridge which has half a dozen steps on either side.

The amphitheatre was slightly cramped, but we watched a Mongolian acrobat show which was very entertaining.

Overall we had a lovely holiday in this good hotel. Some minor improvements needed though before I could give it full marks.

All in all, a very pleasant stay. Food was good, but there was very little variation. But that was good, didn't eat too much! The grill outside at breakfast and dinner had the best options. The rooms were clean and spacious, although quite warm despite it wasn't that warm outside anymore. The gym was ok. Own beach was nice. We visited in October which clearly is not peak season, so you could find a chair by the pool or sea at any time of day. Staff was friendly and you could always manage with English somehow. Buses run very five to ten minutes to Side and Manavgat and cost 3 TL (1€).
