Located on the beach, consists of a wooden bumgalows storey terrace with sea views and ground floor bumgalows no sea view, bathroom with hot stone, the rooms are equipped with personal computer and 24 hours free internet, each has bumgalows goggles, shovels and various beach games, a restaurant with a Spanish chef serving Mediterranean food, to highlight the seafood paella.
Three and four years back we used to stay at KaixoLipe as it was a nice option (value/price). This time will be, unfortunately, the last time as the place has aged terribly, the installations look abandoned and decadent and, if it was already slightly overpriced (even understanding that New Year’s Eve is the peak season), the current setup doesn’t bring any value for the money you pay. We were located on the last bungalow (number 12) in the very back of the place, you can quickly notice that the quality of the building is nothing to do with the first ones, the ones we used to stay in. As a couple of examples, the shower tub is dropping water continuously, which makes the already unpleasant toilet, even wetter and more unpleasant (besides of the size of our visiting cockroaches) and the mosquito net was broken, dirty and rudimentary fixed on one side (instead of changing it). We would definitely recommend to look for a better quality/price option when visiting Koh Lipe and, if you decide to stay here avoid the bungalow number 12. The location is perfect, right on Sunrise Beach. Book a room with seaview to get the best of your stay! Amazing view! Just be aware that those rooms are in two floors. Bathroom and shower on groundlevel, and bedroom on top floor. Quite steep stairs between the floors. The garden bungalows are one floor, and are better if you travel with a family. Those bungalows are in the garden facing walls and the views from there are not great. To stay in Kaixolipe you should be, as we were, aware of that there is no air condition and that you will most probably have visits from one or two inhabitants of the Koh Lipe jungle (cockroaches, spiders, etc). But those visits are part of the charm of the hotel!

I’m really unsure of other people’s reviews on here? It states if you want your room cleaned then please ask? The staff are amazingly cute and helpful (mended my trousers when needed 😁) the rooms are all themed we stayed in India :) I would say thou if you you have children probably not best to stay in the 2 story bungalows as the steps are steep but the beds were comfy! The fan was good! The bathroom was amazing! Don’t listen to the haters it’s a cool little place to stay! Right on the beach (which is not the nicest but there are loads more I.e sunset beach) there are beach bars right next the hotel! Cheap and cheerful :) will stay again!

If you want to share the room with rats, bed bugs, roaches and huntsman spider?? Look no further!! Rat droppings on our bags, rats chewed through our medicine bottles and a bag. When we asked for reimbursement for either the bag or on our stay, instead we were referred to contact Agoda as the staff claimed not to have authority to give us a discount. The owner was nowhere to be seen snd we were told Agoda would contact the owner. This is not a resort, it is not staffed after 5pm, no bar, no restaurant. Loud music from local neighbour. Bedbugs on the loft. Bites everywhere.

This place is far from being a resort. The management doesn't care about the customers and is rude. We came with 4 persons, 1 Thai and 3 Germans and got nothing but rudeness. This is a shame for Thailand. Don't go there. The owner and staff are horrible, the place is run down.

While the "resort" is located at the beach, the customer service is horrible. If u have a problem they will not help you. They even yelled at us and threw us out. Whole story: we booked 2 rooms for 40k THB /1000 Euro, which is already overpriced for this resort. Unfortunately when we arrived at the evening we found out we made a mistake and booked the wrong dates. This is were the problems begun. The personnel didn't even try to help us find a room for the night, they just sayed "use agoda" (remember we are still customers and payed a lot of money). Thankfully another hotel helped us for free and got us rooms, even arranged transport. When we asked kaixolipe about a partial refund (we cancelled 7 days in advance) they LIED to us saying they won't get money from agoda because we cancelled. We later talked to agoda and found out that they indeed get the full 40k and even can get new customers bringing in even more money. Agoda tried to talk to the resort to negotiate but it didn't work. Even Agoda told us it's a bad place. When we went back to the resort after a few days to ask why they were lying to us the Manager (Spanish, speaks bad English) told us he doesn't care and it's our problem. When confronted with their bad customer service and lying personnel his Thai wife got angry, screamed and even threw us out. Remember: we are paying customers. Right now we are speechless and just want to warn all of you guys, don't book there. Stay as far away as possible.…

Beautiful, unique little place right on the beach. 5-10 minute walk to the town. The room is charming and each one is themed. Only downside is that during our 2-night stay, the room was not cleaned and the sandy towels were not replaced. Would definitely stay again!

1st of all: everything is more expensive on Ko Lipe as elsewhere in Thailand. And so is Kaixolipe. I stayed in a beachview room and the view is for what you pay more. I enjoyed my stay as it is what I expected. You need to know it's a fan room, no aircon. Also it's sunrise beach and the sun is rising in your face. If the sun doesn't wake you up it's the hundreds of longtail boats when they're starting the day. So get used to early mornings.

I spent four nights on Lipe with a friend who had stayed at Kaixo before, and had thoroughly recommended it. I could see why almost immediately. The amazing location right on Sunrise Beach meant we were close to all amenities, with Walking Street only 10 minutes walk away. We were given the bungalow right at the back. The bungalows have all been beautifully built by the Spanish owner himself, each of them attached to a particular country and themed that way. Although spartan in reality, the mattress we had was extremely comfortable and the staff were kind enough to provide us with an extra fan (given temperatures had hit 38 degrees by that point, it was the best present ever!). My only quip is there was an odd smell coming from the bathroom that spread throughout the room on a couple of days, but it certainly wasn't a deal breaker. There's also no Wi-Fi anywhere on the resort, but when you visit somewhere like Lipe I suspect the last thing you're in any mind to do is check work emails! The staff themselves are very friendly, and welcomed my friend (and me!) back with open arms. They always had fresh towels, water and fruit available for us, and even offered to take us out at one point. Overall, a wonderful experience.…

I missed my first day due to train delay, staff was very unwilling to work with me told me I needed to give 60 day notice (90+ USD for one night) First view I noticed was the only hotel with trash on the beach in front. After check-in I was led to my room upstairs which I noticed piles of trash underneath the stairs and between the buildings. The room was quite nice but with bamboo walls you could see and hear people in next room. bathroom was a trap door back to the first floor same bamboo walls, foul smell, bathroom window ( towels and wadded up Toilet paper as weather stripping) window looked out to wall of next building and piles of trash, bad drain trapped water with every shower creating a mosquito breeding ground. Street side of hotel was unmaintained more piles of trash with no lighting. Good view from Sunset Beach good view from Sunrise Beach but I say that is all they have to offer...…
