A very peaceful, gorgeous setting yet close to the town and Axminster Tools Skill Centre, both within a few minutes brisk walk. I stayed for 3 nights and slept like a log in a very comfortable room. Tim and Ruth were the perfect hosts sending me off each day on a delicious, cooked breakfast in time for a 9.00am start...

We stayed here for one night whilst attending a family reunion in Axminster. Tim and Ruth were excellent hosts, rooms impeccably clean and a lovely freshly home cooked breakfast. What more could you want!

This was one of the best B&Bs we've stayed in on our trips to the UK. The room was very spacious, tastefully decorated and well appointed. It's in a quiet leafy location but only a short walk from the town centre. Breakfast was excellent. Great coffee. Don't miss Ruth's delicious home made muesli.

A beautiful house with very comfortable accommodation. Tim and Ruth (and even Jack the cat) were very welcoming and kind hosts. We will certainly return and hopefully stay a bit longer. The breakfast was delicious too!

I can't say enough good things about Mill Water House. Tim and Ruth could hardly have been kinder, from helping us with the directions to conversation at breakfast. They've got a beautiful building and they take impeccable care of it. Our room was spacious and extremely comfortable -- a really excellent bed for us, and a pull-out for our young...

As noted by other reviewers, the premises are in excellent order and very comfortable. Breakfast is lovely and the owners are charming and helpful. Jack the cat is also friendly! The setting is beautiful and you can walk to the town in 10 minutes. There you will find River Cottage Canteen, supermarkets and the fine 13th century Minster church.

We booked two rooms with Tim and Ruth as we were attending a wedding in the area. What a lucky find Mill Water House was! Tim and Ruth were absolutely delightful hosts, nothing was too much trouble. Tim even took us back to the wedding venue to get our car on the Sunday morning - a real kindness. The rooms...

This was one of the best B&B's we have ever stayed in. Ruth And Tim are wonderful hosts -nothing was too much trouble and the setting is tranquil and peaceful but very close to the centre of town. Breakfast was plentiful and excellent quality. Mill Water House is ideally situated for touring this beautiful part of Devon and Dorset and...

Thank you so much for for giving us a very warm welcome into your home. The rooms were a good size, the breakfast was fab and Alex really enjoyed his BLTs . Enjoyed the walk into Axminster, very peaceful walking along your drive and then Jack the cat comes out to see you. Tim and Ruth, we wish you and...
