This is definitely the WORST hotel we have ever stayed in. Dark entrance bar area, chaotic front desk, damp broken down exterior and depressing dark dining area. Ridiculous price for a ‘superior sea view room’. Broken bulbs, terrifying electrics, filthy tiles, broken bedside lights, floor tiles broken. Incredibly noisy main road in front of room. This old property has nothing whatsoever to recommend it, the building should be condemned and flattened. We would definitely have left after seeing the room but it was a ‘no refund’ booking. The pool half full and covered in leaves too !

This is absolutely the worst hotel I have ever stayed in. From the moment one drives up the too steep hill to the dark, dank, unairconditioned lobby to check in, to the non-operational bar, to the empty pool, the experience is one unbelievably horrible disappointment after another. Not to mention the 55 steps one must lug the luggage up (and down) to get to the room...no elevator, no bellman. The whole place needs pressure washing, inside and out. I have stayed in hotels in 3rd world countries that are better than this. Roosters crowed for us before dawn, beds were OK, not good, and there is no ice machine. I think the pictures speak for themselves. I wouldn't stay here again even for free unless my only other option was my car. On a positive note, the sheets and towels were clean.

The hotel is always clean comfortable. The staff is friendly and the pool is great. Its not fancy but the location is great. We always stay before going on charter as its right across the street from our preferred charter company.

The worst hotel I’ve stayed in a long time. The rooms I booked is not the one I received for a starter. The service of the receptionist was as if I was begging for food, with this awful face and making us feel unwelcome. We asked to split the bill in two cards and she took it like if we had no money to pay and we were making her work so hard. The rooms are of a 1 str hotel and the sheets smell bad. There was trash in the floor. I asked for a cab to go have dinner and they couldn’t ask for one. We had to walk 15 min to get one, I now have the phone that they unbelievably don’t. I’m really not exagerating, this was really a bad experience.

Very fresh and clean with unique ambiance and character. Excellent location across road from Conch Charters. Website phone number needs to be updated .;Possibly d/t hurricane Irma damage.Good value and reasonably priced compared to other hotels.

Stayed 1 night as we did not have other option for that night. Our room was big but rather dilapidated. None of balcony doors shut or close, roaches. The view was good. Did not see any amenities on the property. They might be still recovering from the storm.

While the USVI and BVI rebuild from Irma, this location is doing its best. The views of Road Town harbor are beautiful. The rooms were sparse but were very very clean, cool, fresh crisp linens and a nice shower. The chef was wonderful as well. We had the chicken for dinner and eggs for breakfast. Price was good for the value. We stayed only one night prior to a boat charter.

This Hotel should not be operating at all!! I paid $ 150 per night for 4 nights and $ 180 in "recovery and taxes" so $ 780 in total. The room was dirty, it smelled and had broken tiles on the floor. The bathroom ceiling paint was peeling off and the plumbing pipes with foam insulation were just above the shower head along the wall of the shower. The bathroom door was splitting at the bottom, just shockingly bad. It's worth maybe $ 30 per night. I had breakfast the first morning and ordered 2 eggs with toast and it came with one big slice of potato and some fruit and a cup of coffee. The bill came to $ 17. I did complain to Hotels.com and they tried to get a refund but could only offer me a coupon for $ 156 for a future trip. I complained to the receptionist and she really didn't seem to care, atl all. Really upset about this one. Don't book this hotel

This property is considered convenient, a few KMs to town, it is not easy to find since it is up the cliff by a fast moving road with only one twisted invisible sign. The place is very old, with the damages after the hurricane, it needs a lot of repairs and touch up. Rooms are built around a hill top, you will need to do lots of steps to get to the reception and the rooms. The rooms have very old furniture and the windows don't have black out curtain, with the busy chickens outside, this is a place for early risers and definitely not for handicapped travelers. One positive note, very good Wifi and lots of TV channels, free.

Our room was 108 steps up a hill, no one offered to carry our luggage. I doubt the sheets had been changed, there was a mini kitchen with an oven, the oven door was laying on the floor. The staff was cranky and snapped at us when we asked questions. I tried reading my kindle in the dark and the light attracted bugs....never again!
