We had booked 208 through Easy Vacation Services and were disappointed. The furnishings were up to date, however, the cabinets in the kitchen and bathroom were falling apart. Glasses were broken and the toilet and bathroom sinks were dirty. We couldn't get the heat to work. After several phone calls to the property manager at Easy Vacation Services, they offered a refund if we moved out the next day minus the cleaning fee. We moved up to 805 that evening and reserved directly with Edgewater. The unit was much nicer, better maintained and everything worked. The views from all condos are beautiful. We enjoyed the beach and sitting by the pools. The location is great for walking (bike paths all along Scenic Drive) and close to many different restaurants both on the beach and chain. The Winn Dixie is right across the street and delivered groceries. The property was not cautious in regards to Covid. No one in the main office wore a mask and the maintenance workers did not wear them either. We booked again for spring break in April because the pros outweighed the cons and the location and beach was awesome.

This condo was perfect for our family vacation! Although it was a tad older, as we were informed before check-in, It was very clean, had a huge balcony, plenty of seating at the beautiful glass dining table and tons of room altogether. I enjoyed several soaks in the deep tubs and appreciated that the showers had good water pressure. The refrigerator was roomy enough for all of our food. In fact, we cooked our entire stay and had all of the basic utensils that we needed. We ate breakfast on the expansive balcony, enjoyed burgers on the picnic tables by the basketball court and consumed lots of snacks by the pool and ocean since it was so easy to up to the room and get what we needed, quickly!

Even though the actual condo is not listed as oceanfront, it felt like a beachfront room. From the balcony the huge pool and the large hot tub sparkled below. We could easily see the clear emerald ocean as well. Plus, the resort is beachfront property so you’re simply steps away from the white sand and warm water. I loved that our rental included an umbrella and 2 chairs. Around 7:30 a.m., the staff sets them out and you simply pick where you wish to lounge all day. It was a huge time saver. They also space out the chairs so that you still get a fantastic view of the ocean even if you don’t end up on the front row. Better yet, the area is marked as private beach access so it didn’t get crowded like some areas in the Gulf tend to be.

Not only was the resort fantastic, the location in Miramar Beach was perfect. Destin was a short drive up the beach but we had everything we needed nearly at our doorstep. Winn Dixie, CVS and numerous other shops and restaurants were right across the street. Publix and other grocery stores were minutes away. I also liked that Miramar Beach had everything we needed without the suffocating crowds in other areas.

This was a great vacation rental. We had a great stay and we will absolutely be back for our next vacation!!

We have stayed at Edgewater numerous times over the years. The location as well as the beach is great. The pool water was too cold to get into. The tiki bar is overpriced with weak drinks and unmotivated servers who talk on their phones & ignore customers. These kids also write down your credit card # for the week so anyone can see it. The code to get into our condo wouldn't work, we had to call maintenance twice & finally had to use the "master" code all week. The maintenance man told us that code would get us into all units, really? Wow, that sure isn't secure! The gate card wouldn't work either forcing us to call whenever we were at the gait. The living room furniture needs replaced. Couches faded and worn, chair useless and uncomfortable and looked like it was from the 70's. There weren't any extra blankets in the unit so we used the beach towels we brought along! The ice maker froze ice in chunks. The view/location was great but not the best condo we've stayed in. It was advertised that the second bedroom had two queen beds, it had two DOUBLE beds. This is false advertising! The shower curtain in the second bath wasn't very clean with missing curtain rings. Coffee pot and hair dryer stained & old. Definitely not as spacious as others we've stayed in. Della is always great to deal with but only talked to her once, nobody else at the front desk was helpful and acted like they were doing you a favor. We will definitely look elsewhere next time, not impressed for the price paid.

We spent a week at this location. A family of 6 including a 9 month old baby, and we had more than enough room to be comfortable and feel at home. A full kitchen and unit ice machine made things great for an easy day. In unit laundry, 3 bedrooms all with bathrooms made it easy to retreat to own personal space. Well kept and very clean.

We've been coming to Edgewater Resort steadily since 1989 and have noticed a decline in the amenities over the last couple of years. While the grounds look lush and tropical, the pool area needs repairs and a refresher. Several of the lounge chairs and umbrellas were broken. Not once did we notice the pool deck having been washed down as the same nasty clumps of hair, dead bugs, and food crumbs were still on the ground from the day before. The hoses to wash off sand y feet before entering the pool area were broke and either didn't work or stayed on constantly. The overflow pool fountain didn't work until the middle of the week. NEVER ONCE did we see any maintenance staff taking necessary precautions to sanitize the elevators, vending machines, pool gates or any other common area equipment. Now let me tell you about our NASTY unit! The tile floors were filthy dirty and littered with dust bunnies, crumbs and other stuff! The kitchen cupboard knobs and surfaces were grimy and sticky. The wash machine had soap running down the front of it. The toilet paper holder in the master bathroom fell off the wall, the pictures in the same bathroom were splattered with I don't know what, the shelf above the toilet was covered in dust as were many other surfaces throughout the unit. The freezer drawer constantly came off track and the freezer bin had a crack in it which prevented our food from totally freezing; a cup off coffee placed in the freezer bin was knocked over and the coffee ending up seeping through the crack all over the kitchen floor. The handles on the any of the pots/pans were loose. The same outdoor patio furniture that was broken 2-yrs ago when we stayed in this unit was still broken this year. Overall, Edgewater is one of the few places that has a beach/pool in proximity of each other which has been what keeps us coming back year after year to continue our family memories. Sadly, this might be the last year we come back. It's time to look for a new place to vacation.

I have never in my 43 years wrote a bad review online for any company. We have stayed at Edgewater either booking directly with Edgewater or through VRBO for 11 years. This was our worst experience thus far. My husband has been wanting to stay at another condo and this trip sealed that. The room location is perfect but that is the only positive thing about the room. It is very outdated. The room had a musty smell so we had to buy candles to try and drowned it out. The dishwasher didn't work so we just bought paper and plastic. The bathroom tub did not drain so we had to rig something up to get it to drain while showering. The shower head was the exact same one that is at the beach showers so the pressure was extremely low. There was mildew all over that tub. The entire ceiling in the room was peeling, the bathroom had almost zero ceiling paint left. The utility closet had been busted and the trim was haphazardly nailed back on. The room was a huge disappointment for the price we paid. And as I wrote earlier, a huge disappointment since we have so many wonderful memories there with our kids, starting when our daughter was just 6 months old. I really hope management steps up and fixes the issues they have. It is a great location and could be turned around if they put in the money.

Everything you need for a family vacation is right here! Two pool levels plus kiddie pool, beach umbrella set ups daily (get there early for the best spots), a tiki hut by the pool with fabulous snacks, drinks and friendly staff. The accommodations all have a beautiful view and multiple access points to pool and beach. It is well lit for safety at night and has a great shoe shelf / outdoor shower area for sandy feet and toys.
A community grill area with a nearby playground has easy access. Winn dixie is within walking distance across the street (get their saver card lol) Most importantly we have always met friendly families. We look forward to our vacations here 👍

Our first time to Destin/Miramar was ruined by the staff and more so the HOA. We unfortunately were a week after the hurricane and the weather was much cooler than normal. They did not have the upper pool heated and they did not have the kiddie pool open for our children. The tiki bar on the premises was hit and miss on hours. Our room was intruded on by maintenance with no phone call for a heads up that they were coming. They locked our sliding door when they came in to fix a light and then we couldn’t get back into our room which was not at all necessary as we were pool side and had to go all the way around to get back into our room. Who knows what happened during the time they were in the room. Total lack of customer service in all ways possible. The only amenity worth using was the hot tub which they drained due to children being in it, but they had no where else to be because there was no kiddie pool and the pool water was in the 60’s and much too cold to swim in. One of my worst experiences and my little girls first beach vacation! I would be upset with the management performance (Suzanne) if I were a condo owner! We met many families there who had come into contact with Suzanne and had nothing good to say!

This was my families second year staying at Edgewater Beach Condominium's and will definitely be our last. The management and customer service are beyond unprofessional. We were visiting the week following a hurricane which followed with abnormally cooler temperatures. The kiddie pool was out of service (we were traveling with a large group with 4 children under 4 years old), the larger pools were not heated until half-way through our stay. When concerns were presented at the office, to the HOA, we were treated horribly. We were not invited into her office to discuss solutions to our multiple concerns, she simply yelled excuses to each scenario to the doorway where she made us stand. Responses from the HOA were "I can't make everyone happy", "there are no other condos for miles down through here with a kiddie pool or heated pool", and "if I were you I would just never book here with us again". Noted, Suzanne. My family will continue to visit Miramar Beach but will definitely find a more accommodating condominium complex that is actually professionally and thoroughly ran. This is perfect example of how management can ruin an entire experience.

Stayed for two weeks in two different units due to schedule change. While nicely appointed, both units had things that were not working and the sinks backed up and or had broken drains. Upkeep and maintenance of individual units continues to deteriorate through the 11 years we have stayed there. There appears to be no procedures to inspect the readiness of the units operating condition prior to weekly rentals.

Fire alarm all clear notifications went off almost daily the second week of our stay. Only once we were actually notified of a problem and to evacuate prior to the all clear.

Great beach and food shopping location. Overall physical condition of the property is fine.

The management response to quest requests is poor. I requested a meeting with Suzanne the property manager at her convenience early during the second week of our stay. I had to push her to actually write down my name and contact info. Since many of her staff have quit, I was very understanding that it could be at a time and date of her convenience. We settled on Wednesday. I waited all day Wednesday for her telephone call to meet. She basically just blew me off.

"All rooms have views. Above the 9th floor you can only use 1 set of elevators which can be a headache at times to get to/from your room."
