The location is great-right across the street from Outlet Mall and very close to movie theatre and many restaurants. Mainsaill has two swimming pools, hot tub, tennis courts, workout room and Snow Bird Organization during the winter months. The ocean is beautiful as is the white sand beaches. Mainsail is a gated resort. Many of the Condos have amazing views especially of the sunsets.

The condo itself was GREAT and very comfortable with many accommodating features. Couldn't have asked for more. The rules of the condo on the other hand...oh my. Let's start with the parking. Only 2 vehicles allowed for a 2 br condo that has a reservation for 6 adults. Even though at night, I counted 15 to 20 open parking spaces [not counting the "owners only"], the guards would not allow a 3rd vehicle in. I overheard them reject a person coming to visit a guest because that reservation's vehicle limit had already been met. They wouldn't let our 3rd vehicle unload either. Had to go next door to the hotel to unload to another car. Most of the parking, BTW, is for "owners only". These are the lots closest to the condos. 1/3rd of which were also empty the hole week we stayed. 2nd 'rule' that erks me is on the beach. It is how the chairs and umbrellas are set out for the guests. The chairs for "owners" face the ocean. Chairs for "guests" are in a bell curve away from the ocean facing each other. Again, most of the chairs for "owners" were empty. This brings up a 3rd 'rule' that any tents or other beach chairs have to be further away from the ocean and are NOT allowed between the umbrellas and the ocean. Finally, the location of the resort is awkward getting in/out of to get to the main hwy. Fla makes me want to puke in so many ways but MiramarBeach is becoming 'classic' Fla and not in the good 'classic' kind of way. It's more of bad Fla 'classic'. You know where only $$$$ gets real rest & relaxation and others get ripped off for a fake fla facade. If my family didn't like Fla so much, I'd only go as a stop enroute to a better destination (Caribbean). Anyway, I have a strong feeling that these are not so much JUST problems with the Mainsail as it is a municipal condition that all Miramar resorts fall under. I will try Miramar Beach one more time at a different resort and see if I get the same feel. Better luck (experience) next time.

We rented unit 382 off the facebook page. The 3 bedroom unit was clean, quiet and had everything we needed in the kitchen. The community grills were available, rarely busy. The heated pool is a little bit of a walk but well worth it. We did not use the tennis/pickelball court but we did watch people play. The morning ocean view was wonderful. There was a little construction going on but we were at the beach during the day so we didn't really hear much of the noise. I can't wait to go back

My husband and I had never been to the Gulf Coast and were so excited to be on the white sand beaches. BUT the condo we rented, #414 was a disaster to say the least. The only reason I could give it a one star was because Southern Rentals were very helpful but there was only so much they could do as the owners were totally unresponsive. I sent 3 pages of complaints to the property manager. I will list the most important. Outlets all need replacing as most aren't anchored, plugs won't even grab, some are pushed into the wall crookedly. Wifi only works in some parts of some rooms and the router wasn't plugged in on our check in. The regular tub is so slippery that we had to buy a nonskid mat to keep from falling - no grab bars - very unsafe. The water becomes scalding hot in a matter of moments and is very hard to turn it to a point of safe temperature in bathrooms and sink. The floor is freezing cold. The master bedroom has an ANCIENT tv that had no remote that worked - there were channel words/numbers across the screen that couldn't be gotten rid of, picture quality awful! Toilet had to be fixed as it flushed randomly. Baseboards were rotted in places. Broken furniture in living room and on one deck that hadn't been removed and when we had them removed they weren't replaced. A lamp in small bedroom was broken, the outdoor patio lamp smashed with glass all over. Furniture shows wear/tear and the kitchen cabinets are in great need of replacement. Washer needs replacing as the belt makes an awful sound at different points in the cycle. Some things could have easily been repaired/replaced over time but apparently the owners don't care. It might not be hard for some people to stay for a month somewhere but for us it was something we had to plan and save for. Needless to say, our experience of Miramar Beach was marred by our unhappy and unsafe experience in this condo. We will NOT return to the area.

Stayed here for a quick family getaway. Wanted something secluded and away from lots of tourists due to COVID. The location is tucked away in a quiet nook and the beach was not crowded at all!! The walk to the beach from our unit was just steps away... can’t beat that! The gentleman working the security up front was nice and helpful as was the rest of the staff. The unit itself was spacious but I would never return. The resort is dated and rather run down looking. Unit 2235 which isn’t really 2235 but 235 and isn’t on the 2nd floor but the third???? Either way, other than the new kitchen appliances, it all needs an overhaul. Due to Covid there were no blankets on the bed... but we bought new sheets for each bed anyway because we were of too sure about the cleanliness. There was hair in the tub, toilets were broken and running constantly, broken closet door, peeling furniture, awful sewage smells and the list goes on and on. No way would I return to this unit. I only gave it two stars because of location and the staff being so nice. Not to mention they ran out of parking so we had to park on the street one night.

The best part about this place is it’s location. Yes, the rental was very close to the beach. What you aren’t told is that if you want to enjoy the beach you must rent an umbrella and chair from the beach vendors. They consume the entire beachfront. So, unless you want to fork out even more money for a less than stellar place, you are stuck staring at green umbrellas all day and not the beach. Best thing to do: find another place to stay that won’t dictate to you where to sit on the beach.

I was booking 5 nights here in the unit 218 (or so they say 2218) which is the same thing. It took us 20 minutes to find our room. First of all, we came late and no one at the front desk. The security at the gate told us 2218 is located at building number 2, room 218. But room 218 is no where to be found on the second floor. We end up ran around in the heat and check out all 4 buildings with no luck. Finally, we ran into someone stay there and she told us to check in the 1st floor. So there it is!!! Why the hell room 218 is on the first floor?
This unit is very old, has some smell and lots of junk decorative. The refrigerator is not even cold, green dirty old carpet.
But the horror kicked in at 3am when we heard pots and pans moving and here they are, rats is everywhere. I mean freaking big rats. We were horrified and moved out the next morning. DO NOT RENT MAINSAIL unit 2218 or 218.

We had made reservations to stay here through Ocean Reef. My sister had a stroke in 2020 after getting Covid at 48. She had paralysis on her left side and still does today. She has an Emotional Support Animal for deep depression and anxiety. When we made our arrangements with Ocean Reef all was disclosed. Upon arrival we checked in and problems started happening. We were asked to remove the animal from pool area, which we did then were evicted, yes evicted. We were told we were not welcome or wanted. Ocean Reef refused to give our money back which was around $4,000. Per Ocean Reef the owners of the 164 unit wanted us removed. Would not recommend to anyone ever, simply find another place.

Do not stay in Mainsail #227. It is outdated and not well kept. The sofa and entry rug are both old and dirty. Some of the pillowcases had disgusting yellow stains on them. Use your imagination on that. Other pillowcases had mildew on them, and when I removed the case on one of the pillows, the entire pillow was mildewed. The jacuzzi tub doesn't work, and the sliding door to go onto the balcony from the living room does not open. The patio set on the balcony is rusted. If you already booked this property, request to change to another unit. This one is for sale, so I guess they don't care about the condition of it. The housekeeping staff should be ashamed! YOU DO NOT WANT TO STAY HERE!!!

We rented a condo on AirBnB and it exceeded all our expectations. It was an older complex but well maintained and clean. The room was perfect and as described. The grounds were clean and very beautiful. Plenty of pet areas. Very kid friendly, pools were great, beach service provided, and tenants were friendly. Walk out directly to the beach. View was beautiful.

The last time I used the Mainsail I went through VRBO and all went well. I sent in the deposit and he send me a the key. Was impressed with the process. I have used the Mainsail many times. It used to have a main office but now each unit is being rented by different agencies . Wyndum is one .
