Places to stay are graded on a 0-100 scale. The higher the grade, the easier it is for travellers to find restaurants and things to do within walking distance.
Once again after many years our stay was awesome. We book through wyndham which vacasa bought out. So many negative reviews about vacasa we were worried. No need to worry everything was great. Maggie, and Debbie were wonderful to talk to. I have learned through the years of renting people will leave negative reviews just to try and get a vacation paid for. It was definitely different this year. Now they make you wear wristbands, which is a good thing for us just wish they would enforce it. It is a great start to keep people out that don't belong. Please, Please HOA bring the trash cans back by the sand in front of the gates. There were days we picked up bags of trash because people just left it there. Unfortunately only trash can is behind the gate and it is sad that people will not walk far to throw trash away. Of course we will be back next year.

Great location for our week at the beach. Very family oriented for those vacationing with families and great for just a couple as well. We would say the facilities are comparable to other vacation locations we have stayed in at popular beach destinations in the US. Our condo could use some updating to our standards but still very good for rentals. Only thing that was different was a 9:00 AM check out and required to wash all the towels. Makes you have to get up earlier to shower and allow time for washing the towels. Overall we would come back easily.

The view is great and the beach’s are awesome ! The rooms are fine a little out dated. The pool this time of the year is just for show only. Been here a couple weeks and it doesn’t get used much. Water is too cold. The ocean was warm. Too bad such a waste. Have to look for a new place.

Cons:
Run down and dirty. Our white socks were filthy within 5 minutes of being there. Dust on ceiling fans and vents. Unit is in need of deep cleaning. Master bedroom shows some water damage. Some windows are hard to see through.
Beds are not great and fold-out couch is flat and basically springs.
Balcony door is hard to open and close.
Pool was not heated while we were there. Sign on pool gate said Pool heater was broke and someone would be there to look at it. Same sign was there all week and heater was not fixed.
Could not cool down unit below 74° (and it was not very hot in March during our stay)
You will be charged if every towel is not washed. This is difficult with such a small compact washer and dryer. Smallest washer and dryer I have ever seen.
Elevator glass was broken and window in elevator was covered in duct tape.
Also note that there is not a hot tub. There is a kiddie pool by the pool. We were mistaken by the pictures.
If you can deal with the run down condo, the beach and view are great.

We stayed at The Beach House Condos recently. The pictures that are posted on the web site certainly flattered the accommodations. First, we paid up front a $75.00 cleaning fee, but the unit wasn't clean when we arrived. The front door jam was busted and cracked as if someone had tried to break in. We noticed right away that there was sand on the counters, window sills, and under the glass on the dining room table. In the bathroom, there was black scum in the shower on the sliding glass doors. The return vent for the air conditioner was filthy, and looked as if it hadn't been cleaned in years. There was a 2 foot diameter water leak in the bathroom, and all the flat surfaces in there were dirty. After a shower, my wife grabbed a towel that was full of sand and lint. Probably the most disgusting thing was the carpet in the bedroom. It was ragged and not fastened down going into the bathroom, and it looked like it had never been cleaned. We were cautious about even walking on it for fear of disease. There were someones toenails left out on the balcony. This place had obviously not been cleaned. I would NOT recommend staying at The Beach House.

Beach Houses 101C was such a disappointment. The location is wonderful, but I would not advise renting this unit. There were drain gnats throughout the condo including roaches in the kitchen. The bathrooms had mold and the towel rack in the master bathroom fell off the wall. The living room furniture was stained as were the area rugs. The patio furniture is terrible with mold and dirt, plus the furniture is not what is pictured in the photo. This unit has fallen into disrepair and it will take a complete overhaul to fix most of it. This unit has not had a deep clean in a very long time.
I always read reviews and either the people who responded have low expectations or the reviewers did not actually stay in the unit.
We contacted the management company immediately and they worked out a satisfactory compensation for us. Their customer service was very good. However, our trip was interrupted by having to deal with this unfortunate choice of a rental unit.

Unit C303 is disgusting!! Definitely had not been cleaned before we arrived. Kitchen sink had dried nasty food all over it. The floor was gritty with sand. The carpeting and floors were so disgusting we wouldnt walk without shoes. The air intake filter hadnt been cleaned in years. Picture included below. Beds were uncomfortable. Showers were full of mold. We loaded the washer with beach towels & let it fill with water before realizing the washer didnt work. What a wet mess. The entire place needs a major update. The welcome packet stated to let the owners know of any problems within 24 hrs of arrival. We texted & emailed the owners & never got a response to either. DO NOT STAY HERE!!

We rented at Beach House, C502 on the 5th floor early 2021, and Vacasa canceled that unit and put us in A101, which appeared to have been in a flood and not repaired properly. My family had severe allergies all week and unit smelled terrible. Patio floor and furniture were severely stained and dated. Floor mats also were gross. Kitchen lower cabinets were caved in and moldy. Master shower door did not open or close. Master closet was missing roller and would not open. Outside Unit front hallway flooded all week and water was tracked into unit. Also, Front foyer hallway light fixture is missing trim. Microwave oven had wrong plate in it and would not spin properly. The light over sink does not work. Kitchen light tiles are damaged. Danielle in the Management Office was not helpful in getting us out of the unit. Our family vacation was ruined due to the lack of oversight from management/unit owner.

The mold odor is impossible to bear. We had to buy air refreshers, and still couldn’t mask it. Can’t even sleep how bad it is. Dishes were dirty. We found hair on the pillow, in the fridge and dishwasher. Pillows were dirty and the washer machine was leaking, so we couldn’t use it, and apparently it was a known issue, they just chose to ignore it. The bathroom faucet was also leaking. The kitchen has a bare minimum of pots/pans, and it’s such a bad quality, that it’s almost unusable. We had to rewash everything before use. I need not only a refund, but a compensation for going through this. We were grossed to touch anything.

Please think first b4 you rent one of these condos out. We rented it back in February for our trip in July 2022. My husband's father was not doing well and we called to see if we could move the date out. They would only let us move it out 30 days. What?? So, we leave and get there, the condo is in dire need of renovation. Old carpet, couch was sinking into the floor. We spent two nights there, and had to leave bc his dad was dying. We left Tuesday morning and reserved it until Saturday. I understand it is not their fault we had to leave, but what happened to common courtesy and decency?? I'm sure they ended up renting it out again for someone bc we left so early in week and they made double their money. We were not given any money back for this trip except for cleaning fee. Think twice b4 you reserve here. They do not care about you, whether you have an emergency or not. It's all about the Great American Dollar. We will never come back.

Just saw this question and will answer for anyone reading. While I've never spent spring break here, I have spent many summer vacations.
A rental company does rent beach chairs with umbrellas in front of the beach house. 2 chairs with one shared umbrella are included in your unit rental. We always enjoy this service! They set up in the morning and you go down and choose your 2 chairs. More are absolve for rental if needed. The location of the chairs is close to the water in a straight line (rather than horseshoe shape or one behind another). We love the chair placement as your view is the water not your neighbor!
The Surf Hut is a very nice restaurant located about 200 yards down the beach from the Beach House. There is an Alvin's Island, which sells tons of T-shirts, printed memorabilia, souvenirs, and lots of other stuff, right across the street. The outlet mall is about 3/8 mile away, but on the other side of a busy thoroughfare, so walking there would not be recommended. We just got back from there, for the third time in four years, this past weekend. It's our favorite place to stay. Highly recommended!!!
There are more places to choose from in the Miramar Beach area.
