Have been going to Seascape for years. Have always enjoyed it- units dated, but quaint. This year we experienced something new-RATS!!! Discovered them midweek after smelling strong urine smells in the unit and noticing a half eaten banana on the counter. After that we could hear them behind the walls. No more peaceful nights sleep on that vacation. So grossed out.

Stayed here for three nights with my husband and son, as well as my parents. We will NOT ever be returning. The moment we entered the unit I was knocked down by a horrendous odor of mildew. Everywhere you turned something was stained, broken, or missing. The linens were dirty, carpets were stained, blinds were broken and the sliding glass door was permanently open in the living room! The lock didn't work on the sliding glass door either so we had to use a little bar to make sure nobody could get in. Terrible experience! Oh and the lights, it was hit or miss on which ones worked or were even plugged in. Do yourself a favor and just say NO!

Stayed in one of the golf villas after being surprised by a $105 hidden "cleaning" fee. Went to the room after 2 hours of waiting for it to get "inspected" and "cleaned." Showed up and trash bags were in the hallway and sand was EVERYWHERE. I couldn't believe it. So we had to pay $105 to clean our own villa and take out our own trash, make our own bed? I asked the receptionist if we could get a refund, who supposedly spoke to a manager who told her that they could credit our account for the next time we visit. Yeah right. Her excuse was that if we told them immediately, they could refund our money, but really, that would have made no difference.
The noise is alright at night except for some birds who love to chirp at 3am. The beds were relatively nice and comfy. The location is prime location to the beach, shopping, and great food!
My personal opinion is that this property is just far too large to look at the details to make every customer's experience a positive one. You can't blame them, but at the same time, I wish the service was much better and that they would really take some time to properly staff to really help accommodate travelers who may have absolutely no idea what he or she is doing and not assume.

Tennis Villa 80b (2 bdrm) rented for Jan-Feb 2020. Dirty when we arrived, including mouse feces, bad mattresses and rump sprung furniture. In general, outdated. Moved out 2/8/2020 due to dead animal smell which persisted and after we found a dead mouse. Seascape Mgmt found us a 1 bedroom unit and reluctant to refund us any $$ for price difference. #seascape. #seascapetennis #seascapetennisvillas

Wish I could leave zero stars. We have stayed on this property before and have been pleased overall, but now I am concerned with Seascapes quality and maintenance of units. We rented a villa at Seascape July 2021 and it was a complete nightmare. We rented unit 22A for four nights. This unit had a pest issue, gnats, roaches and little white bugs that bite. The unit was in POOR repair. Door didn’t close all the way. Walls were lol sided. Thin walls making it impossible to sleep making upstairs neighbors sound like rhinos walking all night. Scratching sounds coming from walls- maybe a rodent issue. Ceiling damage, holes in walls, mold, scum, grime, etc. I contacted management twice with specific complaints. The initial complaint was on the day that we arrived on July 19. I reported the poor repair of the condo and my overall displeasure, I was basically told that there was nothing that they can do about it and that there was nowhere for them to move me. Although, I know that this was not the case because there were units that were available on the property according to VRBO managed by Seascape. I even agreed to pay an up charge or the difference to move to a suitable unit. No help from Hannah , Mistelle and the rest of the seascape team team. I called again and sent several messages through chat on July 21 and 22nd to let them know that there was an issue with bugs and that the issue needed to be rectified, when we left but that we needed to be moved. I told him that I was not comfortable staying in the unit and that I had had enough when my children were finding roaches under their clothing when they woke up in the morning. Seascape team seemed very concerned and helpful at first, even promised to put me in a unit at Ariel dunes, I responded immediately saying that we would take the unit for the night and asked them what time we can expect to be moved over, when I called to confirm that the change had been made, they told me that I had waited too long to respond and that the unit has been booked through bookit.com. They then told me that pest control was scheduled to come on this day to spray at some point, I refused to allow pest control to come in to spray while my belongings and my children were in the unit and advised the property management this should be done before guest arrive and not while they are in the middle of their vacation stay or at least provide me with a time to arrange my belongings and my children. There were a lot of things wrong with this place but this is just a few to really discourage anyone who cares about anything from staying at this property. Yes, our unit was horrible, but I believe that the management and the personnel for seascape are equally as terrible. If there is any concern or anything wrong with your stay, it seems like there can be nothing done. They showed concern at first, and then nothing comes to fruition as far as resolving the issue. Anyone can rent any unit in any condition and advertise using photos that don’t look like the actual unit and the renter is screwed- stay away and try a more reputable customer oriented place instead for peace of mind.

Unlike other similar resorts we have been, units are in very different conditions so make sure you review the unit photos. Unit we stayed was NASTY, units our friends stayed in were better shape. Our unit also had a nasty odor. Seascape was responsive to our calls but there was not a whole lot they could do.

We booked Villa #1A in July of 2014 for a month and one-half visit commencing Jan 1st 2015. This unit was to have been renovated by the end of Dec 2014. A week before we were to arrive we were told the #1A unit construction would not be completed until March 1st 2015. Seascape only had another unit available which was Villa #22A which they said was comparable to #1A which we took. Unit #22A totally grossed us out with large dark spots on the carpet, blinds in the living room broken, tacks in carpet sticking out, palm bugs crawling every where inside, electrical outlets worn out, musty smell inside unit, refrigerator and dishwasher need to be replaced, bedspread was ripped, kitchen floor dirty, bathroom fan did not work & shower was gross like the kitchen etc.....

Our trip started out with the very rude, young woman working at the front desk. After being in the car for 8 hours, we arrived a couple of hours earlier than check-in. She would not budge with allowing us to get into the room any earlier than 4:30, saying the maids hadn't checked in yet. We had two kids and our dog with us, so we just went park at the condo and hoped she would be accommodating and call us and provide us with the key code. Not one person drove in or out of the small parking lot, which means the cleaning people had gone before we arrived. The front desk didn't even bother to check for us. She called at 4:30 exact and gave us the key code. Nothing was explained to us. She just rudely handed me a welcome packet and sent me on my way. The day we were leaving, the cleaning people showed up at 10:30, 30 minutes before check out, trying to kick us out!
Don't depend on them to provide any necessities. We had one roll of toilet paper and paper towels to last us 4 days. No coffee filters, dishrags, dishwasher detergent, aluminum foil, shampoo, soap, blow dryer, etc. Not even a broom! Dishes were dirty, in the cabinets. Washer/Dryer is downstairs in a closet outside and costs $2 per load. Decor is old fashioned. Good luck trying to find the beach service. Chairs and umbrellas are cheap as can be!

My family and I have vacationed at Mirmar Beach in Florida for the past two years and both times we have stayed at Seascape. This time was very disappointing. We had booked the trip weeks in advance. Tuesday, upon arrival we gave the security guard our information as to where we would be staying. We were booked in the Golf Villas 31B. He seemed intoxicated and was not familiar with the Golf Villas. He kept saying are you staying n the Dunes or Majestic Sun? I told him neither. He asked us to pull forward and figure it out. As he stepped away from the car for us to pull forward he tripped on the curb and fell into his podium. He slurred for us to pull forward. After confirming that we were in the Golf Villas I told him and he still insisted that there were only Ariel Dunes and Majestic Sun on the 300 and something acres. I simply said we were in the Majestic Sun because he was to inebriated to see that I was pointing to the Golf Villas on his map. Wednesday morning we woke up at 7:45 in the morning to a jack hammering pounding against the wall were our bed was located. We walked outside and the construction workers informed us that they would be working on our unit for the week and would be tearing the wall down and replacing the rock. This is totally unacceptable. People go on vacation to relax and sleep in. Not to be awakened by jack hammers and sledge hammers banging on walls. I called and spoke with a representative at Seascape. She had to get in touch with the Maintenance manager who would then get in touch with the owner to discuss construction. She called me back the next day and said that they would not be working on 31B but would work on 31A instead. Well these condos are like apartments, if you are sledge hammering a wall next door, I am sure we will still hear it. Although, lucky for us it rained so they did not work on the walls. All we got was a sorry! Then on Saturday at 8:00 am there is a knock on the door and before I can get out of bed a man claiming to be house keeping was coming in. He said he was there to clean and I said, check out is 11 am, according to the text that I received at 7:00 pm the night before and again at 7:30 am Saturday, waking me up early once again on my vacation. Needless to say, I am very disappointed in this establishment and will NO longer be booking with your company. Nor will my family.

Brought the entire family here and have to say......we were totally humiliated by the look and function of the Seascapes Golf Villa 93B run by RESORTS REALTY GROUP of Miramar Beach. When we arrived at 4pm - Trash bins were overflowing/garbage everywhere, (right outside our villa door). Oven heating element was hanging down, so no oven. There was food in the refrigerator from the previous guests, the "cleaning crew" must have left before being done - there were cleaning towels on the kitchen countertop and dirty towels in the bathroom floor. The floors in the kitchen/dining and living areas were filthy. TVs didn't work - no cable/satellite hook ups. The washer/dryer combo was broken and couldn't be used. One of the patio sliding glass doors was off the hinges NOT TO MENTION BEER PONG REMNANTS all over our patio and the next door guest's patio. We secured this reservation, so were TOTALLY HUMILIATED with what we brought our family into! Justin WAS the manager at the time. He and Tony (Director of Housekeeping) and another young lady showed up and fixed the oven, took the old food out of the fridge, removed all the soiled towels and cleaning rags. They said the cable folks and trash pickup would be out first thing that next morning (neither happened) and they evaluated the mess, apologized and explained that the unit was new to RESORTS REALTY GROUP and was definitely NOT up to their standards. Tony and the young lady were so helpful, but limited in what they could do at 9pm at night. The Manager, Justin, made a lot of promises - none of which were ever kept. Long story short, we cleaned the unit ourselves and fixed the sliding door and cleaned the patio after 4 hours of the cleaning lady "making her way through heavy traffic" - but still never showed. We also cleaned the unit prior to leaving and it was immensely better than when we arrived. A week after our stay I called Justin, as he asked me to do. He offered me a $250 refund OR we could elect a stay on a return visit and we would only have to pay the cleaning fees. WELL..... we just called them to see what they may have available --- 3 days later got a call from the NEW MANAGER, ROBERT Justin is no longer there. Robert is the new manager and told us we were on our own, they would not be honoring that promise and furthermore we could never rent from RESORTS REALTY GROUP ever again!!!
