My husband and I stayed here for a couple of nights. I really wish we had booked longer. The room was clean and the bed was very comfortable. Yes, it is an older hotel, but the rooms are very well appointed and the staff were super friendly. I liked the calmness of the inner courtyard, but the absolute best part of the hotel was the rooftop pool. Lots of empty chairs in the afternoon on a very warm day. After walking along the malacon for miles, it was nice to come back to the hotel, shower off and then head to the pool.

We did not book the all-inclusive option because there are dozens of great restaurants very close to the hotel. A nice bonus was the coffee in the lobby every morning. It was nice to dash down and grab a coffee as we were getting ready to head out for our day. We will definitely stay here again.

When I arrived I was treated gracefully by staff, there was a problem with air conditioning in my room, although they were fully booked they said they would find a way to help me even if they had to move me to a different hotel. Within an hour they had contacted me and moved be to a more expensive room at no charge. Sojey and Enrique were awesome. The room was excellent and a bowl of fresh fruit delivered daily to my room plus gave me free transportation to airport for the inconvenience.

Hotel Casa Dona Susana is a cute little hotel. The property looks nice, especially on the inside. It's located about a small block and a half from the beach. There are plenty of places to eat and drink nearby. The bed was comfortable. The AC worked well. We had a nice little balcony. About the only thing keeping this review from being 5 stars is that we reported a minor maintenance issue with the room that was not repaired while we were there. The repair would have taken 30 seconds at most and I would have done it myself if I had tools with me.

One other note that did not impact my score, but that people should be aware of is the price of a cab to the airport. When we left, the hotel ordered us a cab. The bell person told us it should be about $180 pesos. We heard the people in front of us confirm this with their cab driver before they left. Our mistake was that we did not confirm it with our driver. Our driver charged us $300 pesos when we got to the airport. I wasn't going to argue over $6-7 US when we had a plane to catch, but my advice is to get the price from your cab driver before you leave and with the hotel bell person listening. It will save you from getting annoyed later.

I picked this hotel somewhat last minute and I knew, based on prior reviews on here, not to expect a fancy, 5-star resort. After we checked in, we were escorted to a sad, shoe box-sized, windowless room inside the lobby of the hotel. We immediately asked if we could pay for an upgrade and were told by the concierge that nothing was available but that he would follow up daily to keep us updated. We heard nothing further for the duration of our stay even though we walked past the front desk/concierge area numerous times each day.

The pool on the fourth floor of the hotel is equally as sad as the room. There is barely any exposure to sunlight and the pool is the size of an L-shaped bathtub. From some other reviews, I mistakenly thought we would be able to use the pools at the two sister properties. Apparently, they "changed their rules" last year and this option is no longer available to guests of this hotel.

As for the pros, this hotel is close to PV's nightlife and easily walkable after a night out.

My first view of Casa Dona Susana was favourable — it’s in a quiet side-street and the front of the hotel looks fresh and is nicely planted with pots on all terraces. Sadly, that’s where most of the niceties stop.

The small, basic reception area leads to an inner courtyard which is dull and dated. Rooms on the four floors all lead off this courtyard. The ground floor rooms have no external windows at all. My friends were first given a room on the second floor at the rear which had a very small external window with almost no natural light. My room was on the left side with two small windows, looking on to a dirty and scruffy side building with broken roof tiles — not a nice view. On the right hand side, rooms look on to what appears to be a very tall blank white wall. Only rooms at the front (which another friend stayed in) have any decent natural light coming in to them — they all have a small balcony, though you would not want to sit out as they are completely overlooked by the hotel opposite, so no privacy.

Now to the rooms — small, ugly, dated, with rough-cast plaster walls, chipped and dirty floor tiles, wooden doors and window shutters that are *full* of woodworm holes. The bathrooms look like they were installed 30 years ago — small tiles with dirty grout inbetween; engrained black grime on the shelf in the shower.

On the roof level, there is a small terrace with about a dozen sun beds and a very small shallow pool, plus a couple of tables with chairs. Nice to sit out, but there is no bar or service here.

The staff are functional rather than helpful — no niceties, barely a welcome. I asked three times over two days if a laundry service was available, and was told each time that someone would be up to collect my clothes. Nothing happened. In the evening after the third request, a lady who sat separate from reception asked if one of our group was the person from room 209; she then told me that the hotel didn’t offer a laundry service, but I could take my clothes myself to a local laundry.

Overall, this is a very basic and hugely dated hotel, doing the absolute minimum for its guests, with disinterested staff. The rooms and bathrooms are of the poorest standard I’ve ever stayed in. The hotel’s only plus point is its close location to the town centre and the beach. Avoid.

Kind of forgot over the last few years staying home (no travel ie. covid) about our last experience here. Will likely stay elsewhere or pay a bit more for Playa Los Arcos their other property next time.
Cons:
Poor or no water pressure. We were on 3rd fl, friends on lower fl. were ok. Not being able to take a shower when we wanted/needed to was very inconvenient coming in from beach/pool etc.
Stink. Maybe related to water pressure but all rooms we and our friends had (3) had awful smells in the bathroom, sewage?
No longer able to use Los Arcos pool, just the beach club.

Pros:
Lovely Staff, nice and made covid testing easy.
Rooftop pool is still wonderful, adults only, plenty of room with umbrellas and shade.
Overall location is excellent, quiet and so much to do nearby.

We were able to get breakfast incl by booking via hotels.com and it was a deal. Nice buffet with egg and pancake stations, fruit, yogurt etc. at Los Arcos. Nice to not have to wander around to find a place or wait in lines. The All inclusive for $35/day that our friend did was not worth it tho, too many other lunch/dinner affordable options.

Located on a side street, just off Olas Altas in the old town. Close to everything and rather quiet. Part of the Los Arcos hotel group, you have access to the beach lounges of the Los Arcos hotel and the pool of the Los Arcos Suites across the street.

When I checked in, they gave me a room on the main floor, with the door opening in the lobby. The room was small and had no windows. It was dark and I could hear anyone talking in the lobby.

I had booked a junior suite and was expecting a bit more. I asked to change room on day 2 and was told the hotel was fully booked and it was not possible. I argued that since I was there for 2 weeks, somebody must be leaving in the next 2 weeks and I could get their room while the new guests take my old one in the lobby. It's only then that I was I told I could move the following week. That attitude bothered me. In most hotels, the front desk is supposed to try to accommodate guests. My new room was bigger, still dark despite a window of ground glass that didn’t let much daylight in. Besides the suites with balcony, I don’t know if the other rooms let you see outside.

My room had a small kitchen. Since there are plenty of good restaurant very close by, I only had breakfast there.

The pool is on the roof top and has plenty of shade from a huge tree and many umbrellas.

I’m not recommending this place because of the dark rooms (at least the 2 that I was in) and staff not looking to be helpful.

The staff are awesome. The hotel is in a perfect location. One block off the strip in Old Town. So easy access to everything yet quiet at night from all the partying and noise on the street.
Rooms are small but clean and we really only slept there.
The pool is small but not bad if you are looking for a refreshing dip on a hot day. Not big enough to do laps.
You go for the all inclusive food and drinks one block down at another resort, less than a minute walk. Where we had our meals facing the ocean. All the restaurant staff were great.
You are not allowed to use their pool but we either stayed on the beach or used our own pool.
The buffets for breakfast were great, but for lunch and dinner most of the time, we ordered off the menu most days for 50% off the price. Still worth it.
We would stay there again and recommend it.

My husband and I stayed at the Casa Dona Susana last weekend and it was great. We had never stayed there before and the decor is lovely. It's an 18+ hotel which we really appreciated so we could have more of a couples getaway. We took the all-inclusive option which gave acess to the restaurants and bars at Playa Los Arcos which is right around the corner. We also got access to beach chairs and the beach is right outside of their main restaurant. The staff at both locations were very friendly and helpful and made us feel very comfortable. There is a lovely pool on the roof of Casa Dona Susana and we had a great view. I would definitely reccommend this place to others as it really fit our needs.

This was my first visit to Puerto Vallarta and Hotel Casa Dona Susana but it won't be my last. I was able to check into my charming room early. I loved my room's traditional decor and the bed was extremely comfortable. The bathroom was dated but clean. I was surprised at how large the pool was considering it was on the roof and the view from there was beautiful.

This is a very well-maintained, older hotel so if you need a large room with a modern bathroom, look elsewhere. The traditional courtyard building style means that it can be noisy at night as people return to their rooms. Nothing crazy but it could bother an early-to-bed, light sleeper.

Staying here also means you are a block from Pancho Takos, which gives you a head start on that line.

We had a room with the kitchenette though we never used it. I specifically remember the bathroom window being open because you could smell breakfast cooking every morning. I believe the main room window opened as well because we were facing a courtyard and I could see and hear the hustle and bustle from the restaurant next door.

Shampoo and a massage soap bar. There is no coffee maker in the room, however there is a coffee machine at reception that makes great coffee, either Americanos or Espressos.
