Cinco22 is a small hotel, only 7 or 8 rooms, just two blocks up from the Malecon, and just a bit north of the Iglesia de Nuestra Senora. It is in the midst of art galleries and great restaurants like No Se Nada. The rooms are designated by color, and we were in the Amarillo room. We had a comfortable king-size bed. There is A/C and a ceiling fan, so the room is always comfortable. The room was just down from the shared kitchen, and just steps from a covered patio for eating or relaxing. There is another shared patio upstairs. Both patios have great views of the city and the bay. As others have said, you have to be ok with stairs. From the street to our room, we counted 54 steps. A light breakfast of yogurt, fruit, and granola was served each day. We had read about eggs being served, but in the week we were there, we never saw an egg. You can use the kitchen facilities, and we kept beer and leftovers in the refrigerator, and used the microwave to reheat food. The room was cleaned twice during our six nights. It was spotlessly clean when we arrived. If you are looking for clean, comfortable accommodations, and if you don't need the frills like a pool or a gym, this is a excellent economical choice. One caveat - we booked through Airbnb, and while we normally have no issues with Airbnb, this booking ended up going through a third party and communication was bad. I recommend calling the hotel directly.

I stayed here for about 5 nights in the off-season. First thing to know: You WILL have to climb some flights of stairs, one to get from street to lobby and then to get to a room. The staff assists with luggage. As you enter the gate-secured lobby, you immediately have chilled water available. The lobby and my room (the "cafe" room) are fairly modern brutalist feel with concrete floors and walls etc. Guests are provided with a front gate key and they choose a 4-digit PIN to enter the room, no cards. The nice thing is that the concrete is clearly clean. The hotel had the silent mini-split A/C in my room at full-blast for me. Upon entry after a hot and sweaty transit from the airport, the room felt like a pleasant arctic breeze. (Thanks be to our blessed lady of the freon and to Saint Carrier). Other room notes: TV with appleTV, well-lit, ceiling fan, 2 windows with blackout curtains/shades... at my level there was not a great view, but it was reasonable, other higher rooms would have a better view. Plenty of outlets, including one with USB ports, but only 1 outlet in the bathroom. Coffee Maker, Telephone, Kleenex, desk with padded chair, roomy concrete shower with rainfall showerhead and good drain. Sink with good drain. pitcher of water and 2 covered glasses ready at entry. Good sized, silent mini-refrigerator. Ample towels with washcloth. Extra foldout futon sofa/bed, large mirror, luggage stand, a few books and novels. 1 bathroom trashcan and one ample desk trashcan, wardrobeish/closet thing with drawers and an extra blanket and iron. Queen bed w/ firm mattress and comforter and 4 pillows. The hotel does not offer a guest laundry (they don't claim to, I just asked). For breakfast, there is available fruit (melons, pineapple), some cereal and milk. scrambled eggs and a sauce. Coffee, water, some type of juice, toast. The area to eat breakfast is outside and you may sit in an area with a pleasant view. I had to do a "working vacation" for most of my stay, and so I spent the mornings using their fast and reliable internet service. Absolutely no issues at all with Internet! And then I spent the afternoons touring. The staff respected the DND door hanger. The lobby staff also was helpful to print out a few extra travel documents that I needed. They also were knowledgeable about the area, the attractions, etc.They were friendly, folksy, and professional! The location cannot be beat. It felt very safe. As it is a narrow street, 1 block away from the busyness, days and nights were quiet with no traffic noise. It is slightly uphill from the party/tourist area, but very reasonable to get to. It is 3 blocks from the oceanfront. 2 blocks to the Church of Our Lady of Guadalupe, Maybe 6 blocks from the Romantic Zone. 3 blocks from the bottom of the climb to Mirador Cerro de La Cruz. Maybe 6 blocks from the casino. Has multiple nearby oxxo convenience stores for things like beer, soda, ice cream, snacks. It is close to art galleries, jewelry stores, boutique and chain clothing stores. Oh and Burger King too. Every 2-3 blocks there are lush garden areas. And it is close to Florios... one of the best restaurants in PVR, and Cafe des Artistes, another of the best, while being about 8 blocks from Layla's.. yet another of the best. They also extended my stay upon request at the hotels.com discounted rate. It was a good price. I'd stay here again in a heartbeat.

Husband and I truly enjoyed our stay at this super nice, clean b&b. Great loc, only two blocks to malecon and main square. Many restaurants and shops in area. Great service, friendly staff, with good breakfast. Common kitchen available if interested in cooking. Our room had a great view of ocean. Would stay again....

This hotel is small, stylish, nice and clean. The staff were all very pleasant. The biggest perk of this hotel is its amazing location: literally steps to the beach, boardwalk, downtown neighborhood. It's right in the center of everything, but we did not have any issues with noise. Breakfast was simply but nice: toast, granola and eggs made to order. Would definitely recommend, especially given the price.

A very nice place to stay and kept up well and very clean. If you have a problem with stairs you should consider another place. No elevator and dozens of steps to go up and down every day.Location is right in the heart of the romantic zone.
