There is no warm water coming from shower. Inquired at front desk twice. They said i need to turn on the tap for a few minutes. I turned on for 30 mins, and still no warm shower… not to say hot shower. The water from shower was cold. The hotel is run down. Very sad to see this most strategically located hotel and also the largest in Limbang to be in such awful state.

from the outside a modern hotel, lobby looks posh. Rooms are old though, bathroom had nice hot shower, but the floor was flooded constantly due to bad draining. Colony of ants under the desk, 4 TV channels, we had to watch an urban music channel. Next door neighbour of the hotel is a mosque, who called for prayer at 5am. Very loudly so, earplugs didn't do the trick. Breakfast was extensive, good enough. At the reception desk, people were helpful, but english was a bit of a problem with some.
Limbang was a nice little town. The other option there is Prime hotel, much smaller, but it looked nice enough from the outside. Also next to the mosque though.

By all accounts this is the best hotel in Limbang but it's pretty awful. Old and run down, the linen in the rooms was a but gross (this was confirmed when I got bed bugs). The corridors smell like smoke and the wifi is patchy. Best avoided, I think.

This is the only hotel in town, and it is clear that they therefore don't really care about maintaining any level of service. The first room I checked into had not been cleaned at all. There were still towels on the floor and rumpled, slept-in sheets on the bed. I went down to reception to ask to move and they didn't seem at all surprised, but did organise to move my room. My second room had been serviced but was still not clean. There were cigarette butts on the bathroom floor and hair between the mattress protector and bottom sheet. I rang reception to ask for someone to come up and clean away the cigarette butts, but they hung up on me. The toilet seat was also broken and there was mould through the bathroom. Another member of our group had a cockroach on their bedside table. On the plus side, the pillows were nice and the shower had good water pressure. Having just come off the Headhunter's Trail, a shower was the main requirement.

Customer service was good but other than that it is just outdated. They have 3 passenger lifts operating with certificate
of fitness licences displaying expiry date in year 2016. The rooms are all smoking zone area.

Everything was just OK except that I have one of the lowest quality of sleeping. I guess the sharing door has quite a wide gaps between the door and the floor that I could hear clearly the guys talking next door. I also have to be careful because I was alone and I don't want to talk too long on the phone because I know they would hear me too. They were like 3-5 men and they are loud so my plan to sleep early after a hectic day and to assure a good rest before a long trip next morning was ruined. The bedsheet or the blanket made my skin itchy. The hotel toilet at the lobby was bad

The hotel is easy to find, nice receptionist, safe car park. I can say this is a budget and a little old hotel as the rate is cheap but the room is really spacious. Never compare this hotel with 5 stars hotel. You get what you pay. Easy access to the only mall in Limbang. Foods are acceptable. Ask for a riverview for better stay.

Stayed here in many occasion. Driving to and from KK to Bintulu.

Pros:
1) Location is central. Beneath the hotel is Limbang Plaza. The only shopping centre in Limbang.
2) RM/m2.. this hotel is definitely the cheapest is Malaysia. Lol..
3) In room menu has some quality & cheap too. Would recommend it to all.
4) Riverview room is highly recommended.
5) Free parking.
6) Brunei & parabola TV channels.
7) Free newspaper upon request from the counter.

Cons:
1) Mattresses need to be changed. Every time I came the same thing happen. Dusty & smelly.
2) Limited breakfast spread.
3) No wifi.
4) Smelly corridor & parking lot.

I stay here several times a year since I go to Brunei or Miri via this route. Since I stayed at the renovated floor, it was better than before but don’t expect any major upgrades. Room was a bit dark but Aircond is better & towel seems new. Iron can be requested. But, I am unsure of the cleanliness of the things because the water kettle doesn’t seem like it’s been washed or anything. Still got water from previous guest. All in all, still my first choice if I plan to stay in limbang, for now.

I rate 4 just because of the price , location and the room size . its not fair to compare with 5 star hotel . For me with the price i think its a good bargain . Even hotel provide free breakfast . Bath tub in the toilet too. So yeah should just try this hotel .
