We booked the full house (12 people) for a New Year trip, just weeks before the New Year. We weren't sure what to expect but the pictures don't do it justice. Yes it is a little dated in regards to the decor but it's spacious and comfortable. Plenty of room in the kitchen to cook for everyone, table to eat...

Got a room here literally last minute. We arrived in town on a Saturday evening at 5 pm with no hotel booking and almost every hotel had a 'no vacancies' sign in the window. Have just return from a long weekend away with 9 friends to Keswick. Stayed in the beautiful Berkeley House, large spacious and vey accommodating for a big group.
