Lovely room in quiet surroundings, an excellent breakfast with attentive staff. What more can one want? The School House is near the river front and also the centre of town. Parking is provided alond with free wifi.

A lovely bed and breakfast and as a family the owner Lesley made us all feel very welcome. The family room couldn't have been better and the breakfast was fantastic! Ideally positioned 5 minutes one way to the river and 5 mins the other way to the high street. We would really recommend it.

A lovely house in peaceful surroundings. Lesley couldn't have been more accommodating and her breakfasts are wonderful. We were with friends and both rooms were very comfortable and spacious with all the extra touches such as tea/coffee etc. provided. We loved the area and St. Anne's is only a short walk to the estuary front and a choice of restaurants...

Stayed here on Friday night with my husband. Lovely, lovely building, great comfortable room and yummy breakfast. Lesley the owner is so nice and very welcoming. Been to Woodbridge many times and this is a great find, centre of town and parking. Will definitely be staying again.

Booked to stay in the twin room with my sister for a weekend get away. The house is beautiful and its location is perfect. Every thing was very clean and of a high standard. Very comfortable beds and a yummy breakfast. Overall all great value for money and a very friendly and accommodating owner 10/10

Spent another night at this lovely b&b. Always stay here when visiting our daughter who lives locally. Lesley is so welcoming the room is always spotlessly clean, quiet and comfortable. Breakfast is great even the scots can't beat Lesley's porridge! Thanks Lesley see you again.

Lesley, the owner was very welcoming and helpful throughout our stay. The school house has real character and charm. Our bedroom was spotlessly clean and comfortable. The breakfasts were tasty and made with good quality ingredients. St Anne's is great value for money and literally a minutes walk from the main High St but without all the noise!

We stayed two nights and were warmly welcomed by Lesley into her lovely home, filled with fascinating artefacts, and ideally situated quietly tucked away in the centre of the town.
