Stayed here to celebrate a birthday and use for local base. The room had everything we needed and excellent shower which was a good power / temp. Breakfast was excellent too as well as evening meal. We would go back if we were in that area again.

Stayed for one night with friends. We had a smaller room with only skylight windows but did not find this a problem. Our friends had a larger room but with a smaller bathroom. Value for money. We never boil in the bag anything - kippers included. People that know anything about food would know the difference. Considering we are a small guest accomodation, the breakfast offer is fairly extensive and includes cereals, fruits, yoghurts, juices, teas, coffees, and various cooked breakfast option - all of which are local produce. The Grove is easy to find, it sits plumb on the A12 near the old Hasketon Road. It's quite a hike into the town centre if it's cold and raining, but it's actually quite relaxing. Easy to find on the A12 with good parking. We had the king size room which was light and airy with two windows. Large room with comfy bed. Bathroom large with full size bath and shower cubicle. I can't say that this was a four star experience. Certainly bedroom No 1 was pokey, claustrophobic and airless with only two Velux type windows in the roof for natural light. If they were open, there was traffic noise all night from the A12; if they were closed the room was very stuffy. Closing the blinds with a long pole...

Did what it said on the tin, but it's a no frills B&B with a warm welcome and friendly staff. Small and tired bathroom - noises from neighbouring rooms carried and unfortunately cooking smells reached upstairs bedrooms. Good restaurant facility but when full (which it was) staff were constantly apologising for the wait as they were evidently stretched - waiting...

This was our third time here, second time in the family room with our granddaughter. Spotlessly clean and bright. Breakfast was excellent and even my picky granddaughter enjoyed a full english. We didn't stay for evening meals as we were visiting family. Paul and Ed both greeted us warmly and recognized us from previous visits. Will definately stay again.
