It's not the Hilton so if that's what you expect this us not the place for you. We needed a place for a couple of nights near to the university whilst visiting our daughter, and the Avalon was the nearest. Room basic and a bit shabby but clean. Breakfast was very good, better than you get at some big name...

Only stayed here because of its vicinity to Brudinell Social Club. Only ten minutes walk from the hotel. Hotel is very basic. Staff welcoming Room average but clean. The area around doesn't help. Hyde park is a dump. was probably a very affluent area years gone by, but now spoilt by money grabbing landlords and students

Dreadful place rude staff,dirty rooms and unclean shower don't work terible breakfast no tea bags in room to make tea, they also have a place up the road this is just as bad this is a complete dump avoid this place

Stayed here for 3 nights. We had a fabulous stay and were looked after by the very friendly staff. Rooms are basic but immaculately clean and comfortable. The English breakfast is very filling and was always served piping hot (delicious). The tiny criticism is the curtains need to be updated as they don't fully cover the Windows without being clipped...

Stayed for a night whilst househunting in Leeds. After a terrible air bnb found this and was wonderful, family run, clean and with everything you could need at a fantastic price. Would definitely recommend!

No faults what's so ever. Friendly, clean and great staff. There's been some horrible reviews of this lovely place of late. Please come and try and be very surprised. Close to campus, but not suitable to renting out rooms. Not only very dirty, but shower not functioning. Central heating system irregular and unforeseeable. Fire alarm in the morning without explanation. Bathroom too small and dirt everywhere. Never ever again

With a few friends, we visit Leeds. We stayed at Avalon Guest House and the staff running the place were friendly and very hospitable in providing our needs. The room we stayed was a family room and it was like a hotel room. Despite of a certain cuisine smell in the house, it was a pleasant experience. Thumbs up to...
