Our stay at Kingsmuir far surpassed any (high!) expectations we had. The house itself is absolutely beautiful, and it’s clear that it’s been restored with comfort and luxury at the forefront of the owners mind. A beautiful period house with two quality suites which includes a large bedroom and small lounge area. Tea and coffee and fresh scones are provided on arrival plus a fruit bowel . We had the good fortune to spend one glorious day and overnight at the simply divine Kingsmuir House in Peebles in the Tweed Valley. We enjoyed another lovely stay at Kingsmuir. I think the Haystoun remains our favourite suite - we did so enjoy our view of the princesses. Kingsmuir is such a lovely place to stay. I am so glad we discovered you ! Thank you again for outstanding hospitality.

My daughter and I stayed the night before her wedding and we had a lovely stay. The house is located across the river from the main thoroughfare thus it is a lovely quiet location but still within walking distance of Peebles High Street. We have just spent four nights here and we can only say thankyou Malcolm and your family for sharing your home. We have spent many nights in B &B 's over the years and this was simply splendid with a touch of luxury. Nothing seemed to be too much trouble. Breakfast was also wonderful.

This establishment claims to be a luxury Bed and Breakfast and it sure is. Booked for my elderly parents who were disappointed with a far bigger, more well known hotel in Peebles last time they visited. The Kingsmuir was different class in every respect. Stay.

My husband and I just had the most delightful stay for my birthday. As previous reviewers have said this is very special B&B with the right balance of personal and professional. Malcolm is everything you would want from a host and especially like the way he promotes & supports local businesses. The suite was very comfortable and tastefully furnished...I adored...

An exceptional B&B Kingsmuir House is an exceptional B&B, it is luxurious and well located with a friendly and helpful host, Malcolm. My wife and I spend 4 wonderful days at Kingsmuir House in early September, our second stay at this fabulous B&B. There are only 2 guest room, but each has a lounge room, a bedroom and a bathroom...

Our second visit was a three night stay over the new year and can only describe it as 'excellent'. Accommodation and food are of the highest quality. Malcolm is a great host and is as helpful and accommodating as anyone could be. Very much looking forward to our next visit. DMB
