Well what can we say, just got back from a couple of days away , 5 stars doesn't do this place justice , malcom is an amazing host , nothing is too much trouble and his attention to detail is amazing , room was fantastic as was the food , such a friendly place will definitely be going back sometime...

We have stayed with Malcolm twice and are already planning our return. The house is lovely, our suite was perfect and he has that perfect balance of a warm welcome and leaving you alone to enjoy the peace and quiet. The local produce used for Breakfast is award winning so helps to provide a quality and enjoyable breakfast. Home made jams and curds are a recent addition as are the varied pastries, we are always looking to improve and to add new and seasonal options to the menu. Mountain biking in Glentress can get a bit muddy so nothing better...

Received a lovely warm welcome from Malcolm. The suite was beautiful and lovely and warm and I even had a hot water bottle put in my side of the bed for our return from a night out - perfect service ! The bathroom was great with luxury toiletries and the underfloor heating was sheer bliss. The bed was super comfy...

This little gem is deservedly the best B & B in Peebles - in fact one of the best I've stayed in. The owner, Malcolm made my elderly Mum and I feel so welcome in what is his wonderfully refurbished family home. We ate dinner here one night and like all of our breakfasts the food was really lovingly prepared....

As returning guests we just love Kingsmuir. Excellent accommodation in a beautiful house with a lovely garden - spectacular autumn colours last month. Location is perfect - just a few minutes walk from shops and some lovely restaurants. This is wonderful walking country with many tracks and trails for all levels of fitness. Kingsmuir has fabulous rooms , fabulous breakfasts...

What a wonderful place to make as your base when visiting this scenically beautiful and historically interesting part of the Scottish Borders. Kingsmuir House really does live up to all the superlative reviews it has received (and continues to receive), as does Malcom, the owner and host. We have stayed here on numerous occasions over the last couple of years, and find it beautifully clean, comfortable, elegant and with great food. Kingsmuir House is ideally placed for a short stroll across the park into the town or using the regular bus service to the sights of Edinburgh. I am pleased you enjoyed the breakfast provided, I research recipes to add something new and different. I look forward to welcoming you back in 2017.

I sent my parents here for their 40th Wedding Anniversary and Dad's 60th. They thoroughly enjoyed their stay and would love to come back! The food was fantastic and Malcolm was a great host. I would highly recommend Kingsmuir House.

My wife and I choose small luxury guesthouses over large hotels because we like excellent quality in accommodation and food, combined with informality.
