Great Guest House I have ever been. Clean and tidy rooms and bathroom. Free wifi and breakfast provided. Good location, near to city centre. I would highly recommend this lovely place with friendly owners.

We stayed in for one night. Fantastic place to stay. Room and bathroom was very clean and tidy. The owner Julie was very friendly and helpful. Great service and good price. Good bus connection to city centre (20 mins) Well recommended! 👌🏻

This was a nicely remodeled guest house with an outstanding owner who was very sweet and helpful. The location is less than a block from multiple bus stops that easily gets you around everywhere in Edinburgh. There are also fantastic local restaurants, coffee shop and a supermarket within walking distance. We highly recommend this guest house!

Ok for a late night stop-over if you arrive late and bring a car. Friendly host, nice rooms. Disappointing continental breakfast in fridge in room. Close to major road so noisy with open windows at night.

Stayed for one night as in area for business stayed in annexe room which was quite spacious was clean. breakfast was in a fridge was cereal croissant jam cheese fruit yoghurt. Kettle with tea and coffee also drinks were in fridge water and fruit juice really pleased with the room considering the price also on really good bus route for... More

Ok, so my sister paid for us to stay after a wedding. We had a twin room which was tiny . The curtains were incredibly thin and let the light through and the room was hot. It's on a main road so there was traffic noise with the windows open. Beds were not comfortable but ok and there were sheets... More

we needed a one night as friend were playing in the tattoo, so Edinburgh will be expensive. This B and B is a fair way out of town, parking is free but cramped, one room was OK, but the other did not have a en suite and was tiny as a double. Breakfast was already on a tray in the... More

Me and my friend stayed here for 2 nights. We had a lovely time. The couple that run the B&B could not have been more welcoming. They were lovely and we chatted often during the weekend. The room was good and cosy. Thanks for a great weekend :)

The guest-house is situated in a strategic location, halfway between the airport and the center of Edinburgh. It has a simple, but quite large room. The owner is very kind indeed.
