Stayed here for one night. Upon arriving I found the advertised 'private parking' to be the guest house driveway with space for three vehicles. One car I presume was the occupiers vehicle and two other cars. I called to speak with someone to find the advertised private parking. Having read other reviews and also the owners comments to the reviews...

The position of the guesthouse is good, as the bus stop is opposite the house. Rooms were clean and comfortable. Consider asking for a room that is not facing the main street as the traffic, and pub dwellers can contribute to a noisy night. Breakfast was good and tasty.

Great position in Edinburgh, to park and take the bus opposite the house to the main attractions, where parking is a problem. The house is comfortable and the rooms are well furnished and clean. The lady of the house enjoy interacting with the guests at breakfast, which is ample and typical of a Scottish breakfast!

This is a great b & b with a bus stop out your front door, about 20 minutes from downtown Edinburgh. The rooms are spacious, the beds very comfortable, with wonderful puffy pillows, and the bathroom and shower great. The decor in every room is very attractive. To start with virtually no parking we had to park in lidl car park round corner..... rooms were clean and OK but bathroom tiny but had great powerful shower.... bed very squeaky and lots of noise from main street outside..... neither my room or colleagues had a remote for the TV's and Wi-Fi was in consistent

The Emerald B&B was a very nice place to stay. There are supermarkers and restaurants around and with the bus you reacb the city centre in only 10 minutes. The rooms were comfortable and clean. The owner was very pleasant and she gave us some useful hints where to go. Last but not least: the breakfast. It was just AWESOME!...

Our stay here was very good, Ann was really helpful and the room was immaculate with bedding being changed every other day and towels daily. Breakfast was good although the sausages were not great, there was plenty of choice with good size portions. I most definitely go back. Great value for money.
