Lovely homely feel to this B and B, made very welcome, all the rooms were immaculate. Very close to city centre which made it easy to get to and from. Breakfast delicious. Would recommend.

I had an amazing time whilst staying in this lovely town house in the very centre of Edinburgh. I was welcomed so warmly by Kirsty and her beautiful home and given such good advise and help in finding my way around the city. The bedroom was extremely comfy and homely, which was very welcoming on a cold snowy day!!! The...

I was warmly welcomed into 22 Royal Circus household. Everyone was extremely kind and helpful with good places for me to go and visit on my stay at Edinburgh. The house is very warm and homely, and I felt comfortable and at ease as soon as I arrived on a horrible wet day in the month of may!! I would...

Kirsty gave us a wonderful welcome, greeting us with a cup of tea round the kitchen table and answering any questions we had about the area and her beautiful kitchen complete with an Aga. We rented two rooms which were both beautifully decorated, elegant with wonderfully comfortable beds. It was amazing how peaceful our stay was yet right in the...

It is Small B&B with a few rooms in a great location- Certainly an option worth considering for those wanting central Edinburgh. I stayed in a cosy, quiet room with a good shower and had a lovely breakfast the next day. The host was very welcoming (so was her dog!). I wouldn't hesitate to recommend it to others looking for...

This was an excellent place to stay. What made it especially memorable was the warm and caring hospitality of the owner - breakfasts were always a treat, both of food and conversation. The room was lovely and the location was superb for enjoying the best of the centre of Edinburgh, the New Town and Stockbridge. Kirsty MacGregor goes out of...

Wonderful location in the heart of Georgian Edinburgh. Very nice rooms and a warm and cheerful welcome from the landlady. Absolutely recommended for anyone who wants to get away from the impersonal atmosphere of a hotel and enjoy the warm family hospitality of a B&B.

22 Royal Circus was warm, comfortable and well-appointed -outdoors it was foggy and very cold indeed. The atmosphere is informal and welcoming and Kirsty was very ready to help with any practical information we needed. We took our tape measure and the soap size was exemplary.

Ticks all the boxes: - beautiful location in the New Town, quiet but central, easy for George Street, Princes Street, but also Stockbridge and the Botanic Gardens ... close to lovely restaurants ... in one of Edinburgh's finest crescents (the Circus is split in two halves, so let's call it a half-moon) ... but most of all, the welcome from...

Staying in New Town

Neighbourhood Profile
New Town
Suits and shopping bags rule the streets of New Town, until after dark when strappy dresses come out to play. This is the city’s central business district with its smaller offices, clothes boutiques, and many of the city’s flashiest restaurants and ritziest clubs. The architecture along roads like George Street helps give it a swank and formal feel: it’s a planned Georgian development of regal townhouses, geometric squares, and self-important statues. But it’s also a very wanderable neighbourhood, with a healthy bustle at almost any time of day and fine people-watching in places like St Andrew's Square which fills with picnickers around lunch. You’ll also find a series of cheerful basement bistros on Hanover Street, while dark Rose Street has something of the feel of an undiscovered back alley and is chock-full of characterful pubs and small independent shops.
