Rated 5 out 5 for this type of property- great hosts, very friendly and attentive, a good breakfast which included fresh coffee, toast and cooked/ cereal etc. Our double room was clean and comfy, a very modern en suite and again everything you needed. We liked the location and would definitely stay again . Rooms aren’t modern so if that’s important (for the insta) this isn’t for you, but nice hosts, good location and clean rooms- it’s perfect

We traveled to Edinburgh for my son's birthday. We stayed in this guest house for two nights. Our hosts Janette and Graham were very welcoming and friendly, our room was very clean and well equipped. Breakfast on both mornings was very good with multiple choices. The guesthouse is well within easy walking distance to most major attractions in the center of Edinburgh. This was my first visit to the city and Scotland. Edinburgh has a wealth of beautiful buildings and culture. I have always been touched by the story of Greyfriars Bobby and had to visit the Kirkyard where there is a statue to the faithful dog. We also visited Edinburgh castle and the Royal Mile but with so much more to see we will definitely have to visit the city again.

Whilst the outside of the buiding is nothing special, the inside is very nice. The B&B is only 10-15 minutes' walk from the Castle and other town centre attractions. We had a very comfortable quiet room on the ground floor with a very modern en-suite. The full breakfast was excellent. There is limited car parking on site. Janette couldn't have been more friendly and helpful. Highly recommended !

Stayed for two nights at the end of August with my boyfriend. Janette, the owner of the b&b is absolutely lovely and now we’ve moved on to other parts of Scotland, and less friendly hotel owners, I actually quite miss her! Rooms are very clean, and the room we had (red room at the top of the house) has a really comfortable bed in it, I slept like a dream. A good Breakfast is included, Janette makes a mean poached egg.

We stayed here for 2 nights, in Room 4. An absolutely beautiful bathroom! Bedroom very comfortable although bed seemed to dip in the middle slightly but that added to the charm of the room. Graham and Jeanette were very friendly and welcoming and breakfast was lovely. Cereal and fruit available and a full cooked to order breakfast. We had our first experience of Haggis with our Scottish brekkie! Plenty of tea and toast too. Had a great couple of days in Edinburgh despite the wet weather!!

I stayed here for two nights with my boyfriend, sister and her partner. On arrival we were greeted by a polite man who helped us with everything and answered all questions. Later we met his wife who was just as amazing. They were very accommodating and always catered to our needs (even if we were the fussy ones) would definitely recommend this to anyone. Rooms and bathrooms were so clean and tidy. Thank you for all your help!! Will be back

Booked and arrived same day ,We where met by Janette the perfect host.She showed us our room and gave us some tips about the area places to eat bus numbers and directions to the tourist spots.Our room was spotless and also very quiet. Breakfast was good and set us up for the day.It was about a 10 minute walk to the top of princes street although buses are available .Overall a nice guest house with very accommodating owners .We would definitely go back .

We have now stayed at Adam Drysdale House on several occasions. Hospitality is second to none and Janette and Graham offer a warm and sincere welcome. Travellers arrive here from all over the world giving an international 'flavour' to the breakfast area in the morning. Breakfast itself offers a varied selection of cooked breakfasts, although none can match the tasty Scottish Breakfast which sets the intrepid traveller off on a sound foundation for the day.. The tasty cooked offerings are complemented by a buffet serving fruit, cereals, jams and juices. Rooms are cleaned daily and all visitors are made to feel very welcome. There is also excellent access to the city itself, either by one of the two buses that passes the guest house every five minutes during the day (less frequently in the evening) or on foot, the Castle or West end of Princes Street being a brisk fifteen minute stroll away. All the University faculties are also easily accessible. Although Edinburgh has a host of excellent restaurants, sufficient to meet even the most discerning pallets, nearby Leven Street or the canal basin (behind the guest house) also offer a varied choice for diners. Adam Drysdale House remains our principle Residence when staying in Edinburgh.

I feel compelled to write a review about this lovely B &B. Janette really set out to make sure we had everything we needed in order to have a great time. Her cooked breakfasts were great and really set us up for the day. It was lovely to sit with other guests at breakfast and chat. We cannot recommend this place highly enough and definitely want to return next year.
