very friendly and warm landlady and staff, provided baby cot for no additional cost, all the necessary room amenities, great access to several bus lines to city center, great breakfast - would book again!

We stayed in this hotel for 2 nights during our trip to Edinburgh. The hotel itself is very nice and not far from the city centre, around 15-20 minutes walk. There are loads of restaurants to have a bite in case you arrive late.
No introductions by owners, still don't know their name; lacking that nice little touch in welcoming guests - much experience in staying in B&B and small hotels. Checked in and first thing that hits you is stale smell of old cooking permeating the reception area...More
We have been left bitterly disappointed at this hotel. We booked so far in advance and were looking forward to a 4 star stay. Instead, we were met by a rather abrupt lady who didn't even welcome us and showed us to our room.

However, our helpful staff will always be on hand to help you up stairs with your luggage. If you require a room on the ground floor or lower ground floor, please let us know as we will make the available for you.
