This hotel has an excellent location in central Edingburg. The staff is very helpful and friendly. The rooms are quite small and in a need of some renovation. I would book this hotel for my next visit in Edingburg.

In terms of location, you can't get any better - right on Princess Street bang opposite the Scott Monument. That's where all the appeal of this hotel ends! Inside the hotel is in a shambolic state. The worst hotel I have ever stayed in. Room 778. Couldn't swing a mouse in it never mind a cat.. Not at all what I thought I was booking when I booked it.. not what was shown on their website.. I stayed in five hotels during my trip to Scotland and this was a great place to stay. Right across the street from Princes Street Gardens and in the middle of everything. Just a short walk to Carlton Hill, Edinburgh Castle, Old Town, Arthur's Seat and so much more. Right across the street from the Waverly Street train station too....

Awesome views, friendly and efficient staff, well prepared food and a clean, comfortable room. Our only negative was as 1 AM fire alarm/ evacuation- apparently a guest had tampered with one of the alarm sensors. Would definitely visit again!

Comfortable enough,but in need of considerable tlc. Staff pleasant and helpful, and for a buffet breakfast the food was good and plentiful. Comfortable room, clean and bright with a great view over the gardens to the castle. Would consider using the hotel again.

Was given a voucher for my birthday from friends. Arrived at the draughty reception and all staff seemed preoccupied . Eventually got checked in but the the room wasn't ready. From here you look onto expansive and decorative public gardens beneath the mighty basalt cliffs on which Edinburgh’s Castle stands proud above the rest of the dramatic old town skyline. Yet many of those on Princes Street look the other way, as they’re concerned with chain store shopping or catching the tram or a train at main train station Waverley.
