I visit Edinburgh often for working purposes and tried this B&B this time. I stayed 2 nights and spent most of my time out. It is clean and offer a great location (Airlink and tram to the airport at 5mins walk. Shops, restaurants and old town very close). I would say its location and the price are its big advantages....

My parents stayed there for 2 nights when visiting me in Edinburgh. The tenants were very nice, though my parents could not speak English very well. Great service, comfy beds, would definitely recommend as convenient for the city centre, you get a key so it doesn't matter what time you come in. Lovely welcome, attentive at breakfast with free flowing coffee. Added to a positive experience.

As with the first place we stayed in Edinburgh, we got the top floor, under the eaves. A bit of a walk up, and we had to share a bath with a couple other rooms, but overall very pleasant - as well as a bit cheaper than a room with a bath. The included breakfast was a good spread of...

One of the best guest houses i have ever stayed in morag and Paul were very helpful and friendly the service was first class and the room was perfect looking forward to the next time I go to Edinburgh I highly recommend this guest house

The sine qua non, the USP, of this place is location, location, location. It's plumb in the middle of that cluster of elegant Georgian terraces centred on George St, ie just to the north side of Prince's St, and on the edge of the New Town district. We stayed here for 2 nights, and were very happy with it. The plus side: it is perfectly located, even better than I was expecting. Morag couldn't be more helpful, from looking up bus numbers and times to supplying mountains of food and coffee at breakfast. Ideal location as only 5 mins to tram for airport, 2 mins to shops and loads of pubs and restaurants.

Tiny room, in a rather filthy state. Mattress in poor condition. The landlady threatened to kick me out when I bitterly complained and demanded a decent room for the money I paid (£40). AVOID this "centrally located" establishment.

Firstly, the room was booked through a travel agency. We have 2 single rooms , 1 that's is compact with a single bed or 1 that has a small double bed. You picked the smaller of the 2 . You checked into the guesthouse at 2 pm and I spoke to you at 6. You never mentioned anything then! It...
