Although the reception staff were friendly we wish we had read previous reviews on this place!!! It is more of a life house/hostel than a hotel and at £60 a night for room only definately not a buget price. Felt intimidated on entering and leaving the building by people hanging around outside drinking and smoking what was definately not normal...

We visited here this weekend, very attentive landlady, great advice and help for getting around Edinburgh without having to move car! Great off road parking so felt safe leaving car! Room was lovely and clean, a bit small but did the job! Bathroom was perfect! Lovely breakfast just missed the full Scottish! Very adaptable with times for breakfast and served...

A combined terrible review of booking.com and Almond house for the terrible management of a booking cancellation. I haven't stayed at the hotel and my poor review is from the customer service I received from the hotel over the phone and they're stance that they wouldn't cancel the hotel as it was only booking.com that could do it-booking.com disputed this....

The furnishings are tired as are the guests from lack of sleep owing to the sprung doors which bang closed and very thin walls. Communication with the staff was difficult as their English was poor to the extent that yhey didn't understand our room number! Wifi only operating in communal area. The view of the Firth of Forth was lovely.

After a manic Saturday sorting out our son at heriot watts university what a lovely place to stay .The lady ( shoba ) who owns the guest house makes you feel really welcome. The guest house is the perfect place to stay the room which we had was great very spacious clean and tidy .The breakfast was lovely great portion...

we stayed there for one night 15/8/2015 it was comfortable a very friendly owner little out of the way there is a regular bus service into Edinburgh the bus stop is about 10metres away if that you get what you pay for

This so called hotel is not worth a one star let alone two stars. We arrived on Friday night 15th.August for a one night stay at around 5.30pm prior to going the tattoo with a coach load. The rooms were a disgrace,torn bath mats ,1 hand towel per room,no shelves in bathroom to place toiletries,and no glasses for water etc....

I stayed with my wife at this hotel overnight last month. The property is located at quite some distance from the city centre and requires a fair deal of walk (~2 kms) from the nearest bus stop, Hence is priced economically. Food was optional at GBP6 pp, which was a good deal for tired travelers, but skipped by backpackers. Room...

The Hotel ethos seems to be no frills hotel which is very fine with me. Personally I liked this idea as it generally means more environment friendly and less wastage of resources However the price seemed excessive for the quality of services offered, I would be happy to stay again ONLY if it was bit cheaper (atleast 30% or more)...
