Dated, dog eared, damp, dingy and over priced. Would not recommend . Finding a mouldy peach in the corner of the room, wasn't the highlight of our stay. The guesthouse is located in an extremely cozy and laid-back area of Edinburgh, close to Arthur's Seat and the Hollyrood area. The building in which the guesthouse is situated is beautiful and so are the rooms. With a bit of refurbishing and some more care, this place could be a real treat!

Obviously prices go up during the festival as I paid 212 for 2 nights bed & breakfast for myself and my 2 children. The guest house is very dated and needs some freshning up especially the bedrooms.
