The location is a nice walk from the old town, but there are buses heading in very often too. The landlord, Peter, is very helpful and accommodating. The rooms are comfortable, and the breakfast and service are very good.

The landlord is fantastic and really friendly. However the B&B is small, in need of refurbishment and the majority of rooms have communal showers and toilets. This is an good place to stay for a cheap place in Edinburgh but not for a romantic break.

We arrived there Christmas eve and stayed throughout Christmas day. The owner was extremely welcoming and recommended some things to do around town. Rooms were clean, breakfast was good and no problems with parking. Overall it was a great stay for two nights.
