Had a late landing at Edinburgh and couldn't find an accommodation that would satisfy my budget and check in times unfortunately! Owner was quite helpful and welcomed us late! Rooms are very nice although the decor is a bit dated (and if you don't mind the loud fan in the bathroom). Can't really complain about anything! Wonderful deal overall!

Very good free Wifi (I got as high as 60 MBit/s when measuring speed). Clean and spacious (room 6). Facilities are quite old fashioned but functional, nothing obvious missing. Good value for money and well situated near bus stations and approximately 2.5 km from city center. Also the Newington area holds some nice restaurants and shops.

It's a litle bit (very) dated and not for shure the cleanliness place that i'w stayed ,but it was at that time the cheapest ensuite room in Edinburg with pretty good location.Wi fi was great.So if you don' t have big expectasions,and you need buget place for sleepover I think it's good enough.

I stayed the weekend before Easter 2016. The biggest issue with this place was the cleanliness. It was filthy, the bedding had big urine stains on, and the pillows were covered in black mould. The bed was wobbly and pretty much broken. There was food on the floor and cobwebs on the ceiling. avoid at all costs

Stayed here the week before Easter for two nights whilst working in Edinburgh. The guest house wasn't in a bad location but that's about all it had going for it. The the place itself was old tired and smelt funny to be fair it was clean and cheap so I guess you get what you pay for

Originally I was optimistic despite the reviews. I was wrong. My mum has a walking disability and we had just flown in from Australia with two back packs and two large cases. OK so I read the reviews before hand but did not expect it to live up to it. This place is terrible. Nice lady but very basic accommodation. Hideous decor, mismatched furniture, en-suite was basically a cupboard. Tea and coffee making facilities = half used jar of cheap coffee, pot of tea bags. Spacious room with all basics covered. We called the owner in advance to inform about our arrival time and He was there waiting for us with the keys and answered our questions on an efficient and polite manner. Me and my daughter stayed here for 2 nights there was no one at all to great u basically u had to ring the phone and then was given instructions about your keys. I found it quite odd really.
