Quick stop over for a meeting the next day so picked here. They upgraded me which I really appreciated. Also appreciated the young man who helped me carry mt bags upstairs allowing me chance to find gold dust car parking space. thanks

This small guesthouse came up at a good price on lastminute.com along with our flights and we weren't disappointed. We had a spacious room with 2 double beds for 3 of us - me, hubby & adult daughter. We stayed here for 2 nights and it acted as a great base for a very busy few days in Edinburgh! Great location, friendly staff and comfy bed. Only issues were patchy WiFi (not really important to us however) and weak shower pressure. Would stay here again!

Visited Edinburgh during my fiancés birthday in october. Edinburgh Regency was clean, comfy, the staff was friendly and very helpful. Good breakfast, continental as standard, but you could get bacon and lots of different kinds of eggs, beans etc on request. About 15 minutes walk to the central of Edinburgh. Quiet neighborhood.

2nd visit to this place although last time was about 7 years ago. They were really helpful and fixed the broken shower in one our rooms very quickly. Stayed here last week for the second time on a business trip to Edinburgh and impressions haven't changed much. Staff are friendly and helpful. Beds are clean and reasonably comfortable. But they try to squeeze too many beds into the rooms (there were four in the room I was in when two would have made it comfortable and spacious) and...

We were supposed to be staying 2 nights, but due to issues could only stay for one, but thank god we did. The entrance looks very dated, and as soon as you are through the door, there is a damp, foist smell, which is not welcoming. At this point first impressions were not good. + very nice family room in the garden with big windows + breakfast +location + friendly staff +parking in front of the building - wifi (breaking down always) - shower (broken shower holder) - and bathroom very small - and also the price was high

The room itself was spotlessly clean and tastefully decorated BUT there were ants scurrying between bedroom & bathroom constantly. Light in the shower was rusted with water. Breakfast started at 8 (I was on a business trip, so unsuitable times) and croissants were certainly not fresh that morning. Plus just had my credit card bill and have been double charged...

There was no adapter, the windows were almost impossible to close, therefore we had a lot of noise from the traffic. We could not shut the door of the bathroom, the douche itself wasn't very good : only a trickle of water came through. The staff was really friendly and helpfull.
