Sue and Brian are so warm and welcoming - and I have to say I was sad to leave. The room was cosy and clean, with fresh chocolates every night. Breakfast was provided every morning - a highlight the fresh fruit plates (more like platters) an excellent start to the day. Buses to the city stopped outside the door, and...

Sue and Brian were very accommodating. They gave us useful information on places to visit in Edinburgh. The Highland tour was amazing. The breakfast platter served was really good. We would definitely stay in this place again. When in Edinburgh visit the old town it's really lovely.

Our hosts, Sue and hubby ( so sorry his name escapes me at the moment) were wonderful and friendly. They had so much info for us and always had the answers to any questions. The breakfasts consisted or lovely fresh fruit, some cheese and meats, yogurts and juices. Exactly my style. Our room was quite large with comfy beds, large...

After a recent noisy and disastrous stay in London before the London marathon, I opted for the quieter area of Leith to stay at before the Edinburgh marathon and to relax in the city for a couple of days afterwards. Swan Lake Guest House was quiet, quirky (80's decor bedroom but a recently refurbished bathroom). The lady of the house...

Disappointed in the de luxe room as while it was clean, it had basic unmatched furniture and decoration. Bathroom has been built into a corner. Large TV and free wiFi. Nice hospitality tray with tea coffee and chocolates. Off road parking is a tight squeeze. Hosts were very friendly and helpful On bus route to city

Su & Bryan are great hosts giving a very warm welcome and helpful advice. Our room was spacious and clean and en suite bathroom good. We had our own tea/coffee facilities, chocolates, large TV. This guest house is in a good location with bus stop outside or only a short distance to tourist buses or walking distance to shops. Breakfast...

We chose this place as it had off-street parking, good bus services to the city centre, walking distance to Britannia, and Leith seemed a good choice. And it was indeed. Sue and her husband (sorry, forgotten his name) are delightful people and wonderful hosts. Sue met us on arrival and had a huge array of maps and information ready for...

The Swan Lake is a wonderful B&B and the Land Lady is super nice! During your stay you will enjoy a large and very tidy room (our was number 5 on the first floor) with TV, wi-fi and your own kettle. At breakfast you'll be served juices, yoghurt, cereals, toast and an impressive variety of fresh fruit (from raspberries to...

Clean big rooms but far away from this being a hotel. This is bed and breakfast or hostel. Breakfast is basic. It is very far from the center and there is just couple of basic shops nearby. I would not recommend this hoStel for romantic trip.

Situated at the Leith end of Ferry Road, the Guest House offers good budget accomodation with ensuite shower and toilet. The owners are helpful and very friendly offering lots of useful information for the tourist. Parking is very limited and involves swapping cars around to let other guests out but ee found street parking close by. Access to the city...
