Friendly, efficient staff. Comfortable, clean accommodation. Good breakfast selection and service. Quiet location but also handy for city centre. Good value for money. Nothing to criticise. My first choice next time I need to stay in Edinburgh.

I enjoyed my stay at the Dene Guest House. The staff was super-helpful and friendly and offered some great tips for sightseeing. My single room (en-suite) was very clean, quiet and comfortable and I enjoyed the tranquil location away from the hustle and bustle of the centre. I had a very pleasant stay at Dene Guest House. Very friendly and helpful staff. Room was very good. Staff was always willing to tell me about nice places to visit. Nice breakfast as well. Recommended.

This is good value at this time of the year. The rooms are i bit dated, the breakfast piping hot and good .The staff were very helpful.This is a 15 minute walk from the centre, very accessible by the 3,23,27 buses from right outside. The Dene Guest House ideally situated, close to Waverely station and within walking distance to explore both the new and old town of Edinburgh. Good location, walking distance from the city center, friendly staff. I was able to book it on the day when I needed the accommodation to stay the night and still got a very reasonable price. The room was clean and comfortable.

I enjoyed my stay. It's only 15-20 minutes walk from Waverley station and city center. Clean rooms and good breakfast. Bathrooms were always clean. Very calm neighbourhood. The heating is good which is a rare case in UK=)Thank you, will consider staying again!

Fairly basic but the staff are great, the rooms are spotlessly clean, the breakfast is great, location is good and it's pretty cheap for Edinburgh. It's also got a hint of quirkiness in the giant wooden seahorse that guards the first floor. The best budget place I've stayed in Edinburgh.

Location is nice walking distance to the city center but if you wanted to take the bus there is one just outside the accommodation,room is big with coffee making facilities,free cooked breakfast and continental,wifi's free and we got our parking for free which is added bonus.
