I've stayed here on many occasions, usually when attending the Edinburgh Fringe, which was the case here, staying midweek. We stayed for 2 nights (Fri/Sat) and were impressed. The owner was very friendly and gave some useful tourist tips. Our double room was very pleasant, simply furnished but spacious. Not bad for the price breakfast ok and free tea coffee and biscuits all day. Shower on the other hand is bad and goes scalding hot free shampoo but not shower gel TV gets a poor reception but overall it's not bad like the view of London road its location a good ten mins outside the city

Martin was helpful and the room was clean and bright! Breakfast was basic and satisfying. Easy access to public transportation as well. The shared bathroom worked out just fine. A nice, inexpensive way to stay in Edinburgh.

I was extremely satisfied with the accommodation. The room was comfortable and warm. There is no tea/coffee making in the room but there is a facility provided 24/7 just a short flight of stairs away.
