At ~£20 pppn it was excellent. The room and bathroom were clean, and the staff were very welcoming and helpful, providing maps and leaflets etc. Breakfast was not provided which was, considering the price, not expected. Booked this "hotel" in desperation over the last weekend, 4th February - 5th February, whilst the Scotland -v- Ireland Rugby was on in Edinburgh, for a friend's 30th birthday. Four of us in one room. I stayed here for 2 nights in the family room. Everything was clean, check in was easy, share bathroom was well kept, and fairly good location. The room was spacious and included Internet on the TV (great for netflix) the staff were friendly and made our stay comfortable. Would definitely reccommend.

I been there for 2 nights, the rooms are huge, nit en suit toilets, no sound prove windows and very noisy rooms. Is like 15 min drive to center, big shopping center with Sainsbury across the road. 3 parking places in front of the house. Stuff friendly.

I cant say much about the hotel as we didn't even get in. We put our arrival time on the website and arrived on time. We rang the bell for 15 minutes no answer. We then tried the number on booking .com which said this number is not in use. We looked through other windows and saw a tigers stuffed...

We got a bed room with an unconfortable bed. No breakfest included and that is strange for a B&B. Room are tiedied every day and the price of a stay is fairly cheap in comparison with the rest of Edinburgh.

My visit was pleasant -- if you're expecting a hotel, don't go here, but if you want a nice stay for cheap, I think this place was great. The rooms were clean and are cleaned everyday and the owners are very homey. Breakfast is not included, however.

We had the room with the microwave outside our door so it was very noisy. Floorboards were very creaky! There were endangered animal skins on the wall. The house is large and welcoming and the rooms really huge. The owner is a nice person and kind, really beautiful. Shame about the many drafts coming from windows and the stuffed animals that make the environment a little 'less hospitable. The breakfast is good, although not very abundant.
