Kinkell House is beautiful; warm and welcoming, with a log burning stove in the hall and an open fire in the lounge. This is a family home, and meeting them for the first time, Sandy and Frippy welcomed us like friends. Our room was charming, our ensuite had a separate bath and shower, and the huge bed was very comfortable...

We were in St Andrews for a wedding and booked Kinkell House because it was right next door to the venue. What a beautiful old house, with beautiful grounds. Our hosts were very friendly and served a hearty breakfast. The only downside was the stairs, wouldn't recommend it if you find stairs difficult to manage Otherwise what a great find!

My wife, my mother and I were attending my niece's wedding at Kinkell Byre; my mum is somewhat venerable and less steady on her pins than she once was, so it seemed appropriate to book a couple of rooms in the very nearby Kinkell House. Nice rooms and a very friendly staff are the big points for this B&B which is located directly on the road (A917) into St Andrews, situated between Castle Course and Bay Golf Course. Stayed there already twice.

As a tired, single, business traveller, Kinkell, and it's warm and welcoming hosts, was just perfect. I was made to feel at home from the second I arrived and the room was very comfortable with beautiful views. If you want a home from home in a beautiful location and a gorgeous old property, I highly recommend Kinkell. Great breakfast too.

We've just spent three lovely nights in this peaceful b and b, very well located for exploring st Andrews and the coastal villages. Incredibly warm welcome and hugely accommodating to our small baby. Delicious full English breakfast and some yummy stewed apricots. Thank you Sandy and Frippy.

We had an amazing wedding experience at the byre. We travelled from South Wales, our son was marrying a local Scottish lass! I am sorry you feel aggrieved at our surprise at having 8 people, who weren't staying, change in our sitting room, without anyone asking us if this was OK, leaving all their clothes and bags lying around the room.
