Perfect location in the center of St Andrews and right by the Old Course. Everything within very easy walking distance. The room was comfortable, clean and charming as was the guest house. Breakfast was exceptional. The owners were delightful and very helpful. If we ever are so fortunate to return we would not stay anywhere else.

Wow - the owners do a great job of making you feel at home. It was odd as we arrived - calling a phone number for an access code (our travel agent’s fault) but was great from then on. We were in a big group and there was a chalkboard indicating room assignments and keys were left in the respective rooms. Breakfast each day was wonderful - local berries, a proper menu, good coffee, and kind/attentive service. There were a couple of days (one golf, one travel) that we would miss breakfast service and they left bags with protein bags and water for us. Unexpected and unnecessary - and very appreciated. Kevin and Fiona run a wonderful guesthouse and their personal passion shows. Thank you for the great experience!!!!

Absolutely wonderful stay at the Annandale House. Kevin and Fiona could not be better hosts. Our party was a group of four arriving from Chicago on a golf trip. Our driver dropped us off at the Annandale House long before our check-in time of 3pm. Fiona met us at the door with a warm greeting and to our surprise our rooms were already prepared for us and we were allowed to check-in. I was in room 7, which is located on the first floor of the B&B. We also had room 6, on the second floor, and rooms 1 & 2, located on the top floor. Each room was immaculately clean and comfortable. The mattresses and pillows were heavenly to sleep on. There was an abundant supply of hot water for our showers. Golf clubs are not allowed in your guest room. A locker on the first floor is provided for this purpose and is very secure and convenient. The breakfasts were fantastic. Fiona is an excellent cook and Kevin delivers it to the guests in the dining area in a timely and friendly manner. Every morning he would inquire about our previous days activities and make sure that everything was as it should be. There is a variety of locally grown fresh fruit provided along with orange juice and apple juice. There is also yogurt, along with various cereals and either white, or whole grain toast. The coffee is to die for and is brewed in a French press. Their main course is a full Scottish breakfast which consists of two eggs, sausage, bacon, mushrooms and a tomato. Black pudding is also an option with this breakfast. Additionally, they had smoked salmon and pancakes available. Everything that our group tried was excellent and the presentation was lovely! The location is a short walk to the 1st tee of the Old Course, and also centrally located to all shopping, restaurants and pubs. Kevin and Fiona are very helpful in suggesting recommendations for local restaurants, pubs, or other activities. Another bonus is that the St. Andrews shuttle stops directly outside the Annandale House. Please, if you have any complaints (which I highly doubt) while staying there, do not hesitate to bring them to Kevin and Fiona's attention so that they are able to address them directly. We could not have been more pleased with our stay at the Annandale House. I would have given it a 10 of a 10. Thanks, Kevin and Fiona, for a wonderful five night stay at the Annandale House! This is a gem of a place . We were in St Andrews for a week to play golf and the location was perfect --less than 5 minute walk to the first tee on the Old Course . Also just a few minutes walk into Town in the evening for places to eat . Kevin and Fiona were excellent hosts and made us very welcome . Kevin gave us recommendations on places to eat --all of which were really good . The rooms are recently decorated/styled and spotlessly clean . Breakfast was a real treat every morning . Fiona thank you for the high quality produce cooked to perfection . We tried the full scottish cooked breakfast ,pancakes and porridge and all were excellent . Would not hesitate to return next time we are in St Andrews . Thank you Kevin and Fiona for running an exceptional guest house .

we had a v comfortable room with an excellent ensuite. The house is in a quiet road but very close to the Royal and Ancient clubhouse and two the centre of the town. Our hosts were friendly and helpful and nothing was too much trouble e.g. they organised taxis for us and recommended places to eat locally. thank you, Ken and Fiona, for a lovely, if too short, stay! Excellent little guest house in St Andrews and perfect location to walk around town and to the links... Kevin and Fiona were perfect hosts, very friendly and always ready to help with anything and everything. Great Scottish breakfast in the mornings... Rooms were clean and bathroom was newly renovated. Would highly recommend staying here if in St Andrews!

We recently returned from 9 nights at this lovely guest house. It’s in a prime location, a couple of blocks from the Old Course and within easy walking distance to the main streets of St Andrews. Kevin and Fiona are the quintessential hosts, gracious and welcoming, and a great resource for day trip suggestions. We were in Room #5 with tall, light-filled bay windows and a very comfortable king size bed. Delicious breakfasts served in a beautiful dining room. We found St Andrews to be an excellent base to explore the Fife region and took several day trips using buses and taxis. Don’t miss the Sunday Roast at the Old Course Hotel – another top notch recommendation by our hosts. We are so glad we chose this guest house. Thank you, Kevin & Fiona!

A gem of a find! 2 night stay at beginning of October! Spotlessly clean, tastefully decorated and Kevin & Fiona were wonderful hosts and were helpful. Plenty of choice for breakfast which was delicious especially as I’m very particular with food. Guests interacted and had a chat at breakfast. Walking distance to all amenities in town. Parking outside property, but busy if lots going on in the area. We’ll go back in a heartbeat! Thank you for a wonderful stay
