Kilburn is a super guest house. Rooms spotless and very comfortable! Breakfasts are generous And lovely personal touches like homemade jams and marmalade. Elaine and Derek are amazing....they made me feel so welcome, and were very attentive, and are so friendly. Kinburn is beautifully furnitished and it felt like home from home. Defiantly will come back to stay again !!!!!

We had a short stay at this guest house while visiting St Andrews, the owners could not have been more accommodating. The rooms were really cosy, clean and lovely. The homemade breakfast was superb with wonderful touches of homemade jams and marmalade. The owners booked us taxi's and restaurants when needed and gave us great advice on places to visit....

I hadn't researched too much into the property before booking the stay. However a gorgeous property, lovely rooms, large variety of breakfast all of which was delicious and Derek & his wife were perfect hosts.

We've just returned from a two night stay at Kinburn and would happily recommend it to to anyone looking for a central base for St Andrews. Very comfortable room, very clean, great breakfast, and the hosts Derek and Elaine are absolutely lovely. We would definitely stay here again.

Should we be going to St. Andrews to stay again then this is where we would stay! Well located for all the places we wanted to visit, we parked our car and then didn't use it again till going home. Our bedroom was very comfortable and everything was spotlessly clean. Problem with the breakfast was that we had difficulty managing...

This was our first visit to St. Andrews and Derrick and Elaine were very attentive hosts who made us feel really welcome. The house and our room were attractively furnished, the breakfasts excellent, and the location just perfect.

This B&B is in a great location for visiting St Andrews, the house is beautifully furnished and very comfortable for a short or long stay. The hosts, Elaine & Derek, were extremely welcoming and nothing was too much trouble for them. The breakfast was great (especially the home made marmalade and jam). I stayed at this guest house while visiting St. Andrew and I must say that Elaine and Derrick are the best at being welcoming. Attentive and friendly. Rooms are so comfortable and spotless. Breakfast with homemade jams, delicious!!! Also the guest house is in walking distance from all stores. Definitely worth staying there.

My daughter and I wanted to take ONE MORE TRIP in Scotland before returning to the U.S. We took the bus from Edinburgh to St. Andrews, walked in a slight drizzle (it was Scotland, after all) to Kinburn Place.
