We were impressed by the hospitality of Ken and Sandra. Comfortable and clean room with attached bathroom. Great irish or continental breakfast. Great location just 20 minutes from downtown by bus. I recommend botanic villa to anyone wants to enjoy Dublin.

Our en-suite room is on walk up third floor. Room is very quiet clean small so is the bath room. Its 23F outside but room is warm with good heating system. Hot hearty Irish breakfast prepared by Sandra and her husband. Very nice people. Transportation to/from airport cost 22-25 euros. To city center is easy. Walk about 30 minutes, bus...

Irish hospitality at it's best!!! You will not find a sweeter woman than Sandra. She truly has her guests's comfort and enjoyment at heart. My room was small but very cozy and clean. First day in Ireland and this b&b was a bad first impression. Greeted by an unkempt man. We could still smell the breakfast grease and cigarettes in the hallways. Room was tiny, bathroom even smaller. Moved the stained chair in the room and the back fell off. Sat on the toilet and the seat came off!! Sheets were clean but...

While the room was on the small side, it was nice and clean. Our breakfasts were great and we could walk easily to City Centre. But, the best thing about our stay were our wonderful hosts! They were very helpful, fun to chat with and very accommodating. The airline lost our big bag and Sandra went above and beyond helping...

Very friendly owners, always making effort to chat with guests. Rooms bit cramped, but clean Very busy road. Good for city centre. Shopping centre near by and on main bus route into city centre. Good breakfast. Plenty of choice.

We had a great 3 night stay here two weeks ago. Very reasonably priced. Buses go into Dublin Centre from outside the house. The room was very clean and comfy, we both slept really well.
