I'm struggling to reconcile most of the reviews here with the hotel where we just spent 4 days. I've stayed in Rome for leisure or business 5 times before and this is the worst of the hotels I've had. That doesn't mean it's bad- just that it can be a 5 out of 5 if others are better. Overall, I'd say it was an average hotel in a below average area, because- 1 The rooms were clean, simple and reasonably priced for Rome- but our rooms looked nothing like the fancy ones in the photos. Basic furniture, old bathroom, tv not working, no tea/coffee maker, no armchair or guide book. 3/5 2 Breakfast was very average. A small selection of pastries, yoghurts, cheese, biscuits. Plus coffee. In a drab back room. Lacked the fruit, or niceties of other hotels. We got better, in nice locations, nearby. 2/5 3 The area is a long way from the centre, shabby and dull. There is a tram at the end of the road... we waited 25mins one day for it then a 25min ride to Colisseum. It didnt arrive the next day (replacement bus!). Nearest Metro is a 15min walk. Termini looks close but is 20mins walk. But the area around is covered in litter, dogshit and broken bottles...and everything is graffitied. Very noticeable that the centre was cleaner, but San Lorenzo is shabby. No shops, few decent eateries or bars. If you want to easily access the central sights, this is not an easy place to do that from. 1/5 4 The staff were very friendly and helpful,no complaints on that - though I only found out afterwards that the hotel had a roof terrace...handy to know on arrival! 4/5 So, all in all, 10 out of 20. Average!

Awful!!! When we were walking in the area, it wasn't a really nice neighborhood. But when we got to the hotel it seemed much better, indeed those romantic views you get on the internet. Then we checked in. The receptionist said that our room is outside! Ok ... It was indeed outside the building, that small extension building you can see on the right when you enter the gate. Ok ... Can still be nice though. But it wasn't! When you open the door you feel that heavy humid air already. There's a small hall with a table and windows. Then you get a door to your room. The first thing we noticed was a puddle of water just in front of bed. We thought it was from the airco that didn't work, but because of the leak marks on the wall it could also be from the roof. And you could just not sleep because you hear the water dripping on the floor. There are no windows at all in the room itself!!! Because of that air (moldy) we could not sleep as well. It is not healthy at all. It caused coughing when you don't have cough. The room is outdated, you can see it was quickly made to make money. So completely different than what you see on the site of the hotel itself. We complained the same day of arrival. But they said they were full so we could possibly get another room in the morning (we had to be at the reception at 8 in the morning in order to maybe get another room). So we literally had to stay in that awful room while waiting till we possibly get a "normal" room. During the night you hear people literally talk outside and on the street. At night every 10 minutes it sounds like a tomb is opening which will wake you up, if you were asleep anyway. We were done that night already. We booked another hotel the same night. We still had to pay the full price for the night in this crappy hut, whereas we booked a normal room. I am sure that the experience in a normal room would be different, but the chance to end up in this small crappy hut would prevent me from booking here at all. Awful experience, not recommended at all if you want to enjoy your stay in Rome!

Alessandro and Gianfranco welcomed us with competence and kindness making us immediately feel at home. They solved the parking problem brilliantly: they allowed us to keep the electric bikes in the yard and recharge them. All the staff are kind and nice. The hotel is very well maintained and clean.

I had stayed at Villa San Lorenzo for 2 days and it was a very pleasant stay... The hotel is just 2 km from the Roma Termini station and you can go around the city by tram which you may get within 500 m walking distance. The people at the reception are very cordial and friendly. I enjoyed my stay at Rome greatly.

Don't let the look of the area fool you. The area is nice and we had no problems everyone was friendly. The hotel was lovely a hidden gem. Staff were very friendly. They showed us what public transport to use to get were we wanted to go and what number tram we needed. The tram stop is 2 minute walk and goes right to the Colosseum or you can jump of and onto the metro for the Vatican. So easy although public transport gets busy. The hotel room was exactly what we needed for our trip. Bed was comfortable and a good size. The room was a good size for us. The shutters on the window was amazing at shutting out the morning light. Shower a little small but perfectly usable even for my 6ft3 partner. Room was cleaned daily. Breakfast was a continental selection and only €5. Only thing that was a problem was you could hear a lot of what was going on in the corridor people going in and out of their room but that was the only thing. Overall we had a very good stay here and would stay again
